3 What is the vision of the new Voorhees Town Center?
“Our vision is to continue passed our Phase l mixed use of residential and active retail into Phase II which is to repurpose the Mall structure itself such with entertainment venues, restaurants and alike all planned around our existing transportation hub, including NJ Transit and Patco High speed line. Making it convenient for town center residents to get to/from work, run errands and travel via a public transportation network.”

Phase 1 – Completed 2011 Mixed use retail - High-end apartment & rental. Restaurant Row, Catelli’s, Iron Hill, Rodizio’s, Friendly’s

5 Phase II Phase ll- consisting of the Mall building itself.
Area has been Zoned as an area in Need of Redevelopment Municipality offering PILOT to entice development Public improvements grants and planning capital improvement projects to reduce the traffic impacts of higher-density development and capitalize on the new transit services.

6 Why Create an Area Plan Voorhees Township Committee recognized that the mall’s financial health is critical to the financial health of the community. Voorhees Township expects change due to the Revitalization of Camden City in the near future and needs to plan for it. Area planning as outlined though our Economic Development Strategic & Action Plan (available) provides an opportunity for our community to evaluate and shape its expectations and goals.

7 Existing Transit Facilities
The Ashland Train Station is located .058 miles from the Voorhees Town Center and services approximately riders / day. Patco High Speed line provides service from Lindenwold through Camden City to Center City Philadelphia with enhanced local bus service. The current NJ Transit Busses that stop in and around the Mall are the 403, 451 and 459 routes that serve approximately 150 persons per day.

8 Goals Alternative Transportation
To reduce the traffic impacts of higher-density development and capitalize on the new transit services Safe Routes to Transit & Schools initiatives Diverse Housing New/ existing development in the area is expected to be mixed use with residential New Retail and Jobs Area retail will serve both community-wide and neighborhood needs Inviting Public Spaces The municipality will design public spaces to appeal to a broad spectrum of the population

9 Objectives Create a well-used pedestrian-oriented, mixed use development to enhance the area. Provide an appropriate amount of housing to create neighborhoods. Continue to develop sufficient amount retail use- specifically in the entertainment / restaurant sector Develop sufficient amount of open space for parks and daily recreational activities Create engaging, convenient and safe pedestrian and bike connections

10 Enhance Economic Vitality
Increase economic activity for businesses, increase revenues for the municipality of Voorhees, reduce transportation costs and expand travel options for residents and employees. Convenient and safe connections to downtown Philadelphia, Camden City and suburban areas along the Patco train route. Attract additional office / retail uses in locations close to the future transit facilities. (Coliseum) Voorhees Township is exploring the “Smart City” concept with Comcast making Voorhees the first in South Jersey.

11 Criteria to reach our goals
Publish our RFP for the Town Center concept- Available Identify specific developers and potential projects Document ready-to-go projects Include work force housing in the area Identify public transit both NJ Transit and PATCO Identify bicycle and pedestrian improvements

12 The Land Use Plan Residential- Already in place
In order to meet the market for diverse needs and income levels in housing Retail- Entertainment The plan allows for neighborhood-serving retail to be located throughout the Voorhees Town Center Mixed Use The plan will provide for a percentage of mixed-use development
