11 Some of the upcoming developments in Devanahalli include: a 200-acre university campus being set up by Manipal Education; 309-acre commercial development around the airport proposed by Karnataka State Industrial Investment and Development Corporation; 35-acre convention centre project, which would also have two five-star hotels; the aerospace SEZ, which is part of the airport project; hi-speed airport rail; widening of national highway seven-eight lanes from the existing six lanes; major road widening and improvement activities undertaken by the Government of Karnataka in all major district roads from the city and neighbouring areas to the airport; the development of Peripheral Ring Road, Intermediate Ring Road and Satellite Towns Ring Road, which will significantly improve connectivity to different parts of the Bangalore Metropolitan region and the airport. INFRASTRUCTURAL IMPETUS

12 Presently, IT & ITES companies are concentrated in and around Central Business District, East Bangalore (Whitefield, International Tech Park Bangalore (ITB) developed by Ascendas), South‐East Bangalore (Electronic City spread over 440 acres, Sarjapur‐Outer Ring Road). However, with the International Airport becoming operational near Devanahalli (40 kms North of Bangalore), major real estate projects and developments are witnessed between Bangalore city and new International Airport. Besides, another significant project is Shapoorji Pallonji’s 1,450-acre IT hardware park at Devanahalli. The IT hardware park will see the development of 425 acres each in Phase I and II, and the rest in Phase III. While the main hardware park will be spread over 1,109.25 acres, the rest of the facility will include an IT park, residential area (80.53 lakh sq.ft) with roads, a star-rated hotel (2.5 lakh sq.ft), an effluent treatment plant (2.25 lakh sq.ft) and a power plant. The Karnataka Government is also planning to set up a nano park in Bangalore North, and has identified a 15-acre plot for the project. Announcements of other technology parks in the region have also been made. IT AND ITeS BOOM

13 NH‐7 to BIA is 6‐lane divided carriageway. NHAI has widened the NH‐7 from existing 6‐lanes to 8‐lanes, which can sustain higher traffic due to airport expansion and expected real estate developments on either sides of the NH‐7. Bangalore Metro Rail covering a length of around 33 kms spread over the North‐South and East‐West Corridors is under construction by Government of Karnataka at an estimated project cost of INR 64 billion (US$ 1.5 billion). In order to ensure fast and easy connectivity from Bangalore City Centre to the International Airport, Hi‐Speed Airport Rail link of around 34 kms from CBD to the Airport is under development, which will enable passengers to reach the Airport around 25 minutes. Monorail is also planned for development to serve as feeder lines to Metro Commuter Rail system enabled to connect Devanahalli with Yeshvantpur via Yelahanka CONNECTIVITY

Every Mega structure like Hardware Park, Software Park, Star Hotel and including Airport Terminal, Metro/Monorail station, ISBT is within a radius of 5 to 7 KM from our location/s.
