Evergreen Hedges Evergreen trees placed closer than 20’ spacing will be assumed to become eventual evergreen hedges within a 10-20 year time. For example, all of the trees at the Davisburg entrance were planted less than 10 years ago. They initially had spacing between them, but are now hedged together! The ACC interprets section 6.xx to limit fencing and evergreen hedges that act as fencing. We look at a 20’ wide area around the perimeter of your property for enforcement of this section of the bylaws. Interior trees on your lot are not considered. Keep your neighbors in mind with trees Branches that extend onto a neighbor’s property may be trimmed by them Will your tree damage their property in any way? How would you feel if your neighbor’s tree roots clogged your septic field, cracked your driveway, or killed your lawn? It is recommended that you plant trees no closer than 10’ to the property line without consulting your neighbor This document is meant to be a guideline. It is not all-inclusive. Individual requests will be considered by the ACC.

Example Lot with evergreen hedge (blue circles) All trees are evergreens and will eventually hedge together, forming a privacy fence This is not allowed 20' 220’

Example Lot with deciduous trees (orange circles) All trees are deciduous. There are no restrictions on deciduous trees in our bylaws other than the street tree. This is allowed 20' 220’

Example Lot with evergreen hedge (blue circles) ACC recommended spacing for trees on the property line is groupings of no more than 3, spaced approximately 75 feet apart The 75’ rule shall be measured to the center of the trunk of the closest trees in each group This is allowed The ACC intent is to allow smaller decorative/privacy features to be added to a landscape, while still keeping with the open, harmonious neighborhood plan. 220’ 20' 75’ ~60’

Example Lot with mix of deciduous trees (orange circles) and evergreen trees (blue circles) Since the evergreens are not hedging together, this is allowed This is allowed 20' 220’

20' 75’ ~60’ Example Lot with evergreen hedge (blue circles) This is allowed as long as the Interior trees do not touch with the exterior trees. The ACC recommended spacing would be at least 40- 60 feet from the center of the trunks to keep them from hedging in the first 10-15 years.

220’ Example Lot with evergreen hedge (blue circles) All trees are evergreens and will eventually hedge together This is allowed because the trees are interior to the perimeter of the yard and do not create a fence like effect

Example Lot with evergreen hedge (blue circles) All trees are evergreens and will eventually hedge together, forming a privacy fence This is not allowed because the trees effectively hedge together, even though some of the trees are not in the 20’ perimeter strip 20' 220’

Example of adjoining Lots with mix of deciduous trees (orange circles) and evergreen trees (blue circles) Since the evergreens are not hedging together, this is allowed This is allowed Example of adjoining Lots with mix of deciduous trees (orange circles) and evergreen trees (blue circles) Since the evergreens are not hedging together, this is allowed This is allowed 20' Lot Line

If 2 adjoining neighbors plan their landscaping together and both are in agreement, many options are possible without violating any bylaws. These are just some examples. Example of adjoining Lots with groupings of evergreen trees (blue circles) Each lot is following the 60’ rule per grouping of trees and has 75’ spacing between groupings This is allowed Lot Line 20' 75’ ~60’ 75’
