3 20% by 2020: HOW DO WE DO IT? Achieving a 20% reduction in utility usage is no easy task – and requires a five-pronged approach. 1.Data: Track Performance 2.Standards: Replace Equipment 3.Operations: Best Practices 4.Maintenance: Maintain Efficiency 5.Retrofits: Overhaul Systems

4 Data: Utility Benchmarking We can’t achieve what we can’t measure Where are we starting from? What is the ‘baseline’ utility usage for each property How do we compare with similar properties? Where are we going? How much do we need to save to reach our goal?

All appliances must be ENERGY STAR rated HVAC – efficiency metrics Domestic Hot Water – efficiency metrics Lighting – Replacement guide for LEDs Plumbing – Recommended fixture/toilet flow rates (GPM/GPF) Work Currently in Progress. 11 Maintenance: Maintain Efficiency How do you ensure equipment efficiencies do not degrade? Answer: Preventative Maintenance (PM) Installing efficient equipment is not enough – it must be maintained properly. Proper maintenance practices will keep equipment operating efficiently. PM Standardization project will incorporate new inspections focused on eliminating energy and water waste.

13 Retrofits: Overhaul Systems Retrofits are a last resort, but will play a part in reaching the 20% savings goals. Is your property a good candidate? What to look for: Older Lighting – especially 24/7 Lighting Incandescent; T12 Fluorescent High Usage Toilets – above 1.6 GPF Over-Heating – Is it too hot in the winter? Pipe Insulation – are hot water pipes insulated? Roof Insulation – is there any insulation?
