Performance Plus The Intersection of Emerald Choice and Citywide High Performance Cleaning

Performance Plus Combination of operational efficiency and social responsibility Provides higher level of cleaning at a more competitive price to the customer Uses all reasonable strategies to enhance the overall effectiveness of our service while not committing price suicide Focus on every area where a more effective solution is available and leverage that option

Big Goal of Performance Plus Makes CW % more productive per dollar of LBO AND Have cleaner healthier buildings

Why create the new system? Increased competitive market Response to all the magic “certifications” Help IC s be more successful Meet the increased requirement of a high performance cleaning system

Certification Concerns Several certifications have emerged as high performance cleaning system Designed to clean quicker, and with Green principles Most require buildings to be certified and the certification must be paid for each building and resubmitted for future “evaluation”

One Problem However, there is a dirty little secret that you also get when you become “certified” What is it?

Secret Answer is… Certifications are costly Most certify buildings and never stop asking for money Some certify companies but at a very high expense Client pays one way or the other

Certifications Considered GS-42 approx $8000 per building OS1 approx $5000 per building CIMMS approx $3000 per company

City Wide Performance Plus Designed for lower costs and higher performance Design of GS-42, OS1 and others are very good from a performance measure City Wide believes is just shouldn’t cost anything extra

Client Benefit Higher level of clean due to the use of more advanced equipment Lower the toxicity of chemicals used in the workspace Increase indoor air quality thus lowering ailments associated with “sick buildings” Opportunity to obtain building certification if it becomes desired Lower cost due to higher productivity

Client Benefit Compliance with major certification programs without the associated costs Many “certifications” costs are above $5000 per building Customer pays either outwardly (rare) or it is incorporated into the revenue structure

City Wide Benefit Higher retention due to cleaner building Higher profits More competitive in market due to gains made by being more productive Increased XC opportunities Better IC relationships due to less adversarial situations Higher consistency from IC efforts

Labor Benefit IC will be more profitable Lower hours needed in buildings nightly Lower dependency on labor Stabilized workforce due to predictability of results More growth due to success

Performance Plus Creation Intersection of Citywide High Performance Cleaning System (HPCS) and Emerald Choice (EC) Requires 100% compliance to X specific areas to fully leverage the program and get the full benefits

Performance Plus Designation Designation available for participating cities through written and oral testing Based on info in CW HPCS and Emerald Choice Focus in 7 areas of high efficiency cleaning

7 Areas of Focus Team Cleaning HP Chemicals HP Vacuums HP Dust Control HP Mopping Mats Documentation

Team Cleaning Best way to clean a building with a crew of more than one Easiest to mange Least amount of equipment Predictable results See Workloading Section of HPCS

HP Chemicals Peroxide based multi-purpose cleaner and a disinfectant covers most all needs Hillyards Suprox is good choice Eliminates chemical mistakes and overuse 50% cost savings to LBOS Green Seal certified See Chemical Section of HPCS

HP Vacuums High performance backpack or hip style vacuums High filtration, high suction 50%+ more efficient than uprights Far and away the best way to get dirt out of a building ProTeam and Kent has good options See Equipment section of HPCS

HP Dusting Microfiber cloths and microfiber duster utilized Goal is to get dirt out of building NOT spreading it through the air

HP Mopping Rubbermaid Pulse Mop is top choice Eliminates need to empty dirty water and wash mop heads Microfiber is employed Time eliminated is tremendous savings See Equipment section of HPCS

Mats at Doorways Since most dirt is walked into buildings, we have an opportunity to catch a good portion of it on a mat Have your local vendor provide mats Good deal for you whether you get paid or not

Documentation Simple form that verifies that the LBO is using the 7 strategies Important to maintain the adherence to the Performance Plus system Any found inconsistencies should be addressed with LBO immediately LBO and CW must have very high compliance to meet and benefit from Performance Plus

Performance Plus LBO LBOs can also get certified as a Performance Plus vendor If so certified, they agree to perform IAW Performance Plus guidelines in the designated building They also agree to participate in the Performance Plus training module for LBOs

Why LBOs CW wants good LBOs that can perform at a higher level both from a cleaning and performance standard Performance Plus LBOs allow CW to bid at a higher rate and allow the LBO to be more profitable PP LBOs will quickly become preferred LBOs

ROI for LBO It will cost more to get the PP designation as an LBO However the payback period and ROI are amazing for PP LBOs that FULLY implement the program cost comparison on next page

Cost Comparison

Cost Comparison Based on sq ft building Full starting package including chemicals for the year in Performance Plus is about $150 more than traditional costs Break even is about 25 days of service What does that mean for the other 240 days a year?

ROI of Performance Plus Our LBO saves $1440 in labor in a year This is as a result of saving 40 minutes a night 960% ROI of difference in costs 150% of full paid costs Calculation based on one sq/ft building…real ROI much higher in most cases

Conclusion Better for the client More competitive pricing Develops LBO as a preferred vendor Very high ROI Marketing to be developed June 2010
