DESIGN-BUILD CM Perspective Owner’s Expectation – DB is Master Builder Stakeholder’s Expectation – DB must satisfy their requirements DB’s Expectation – Criteria drives design. Design drives construction. CM’s Expectation – Expectations must be aligned

DESIGN-BUILD CM Perspective Stakeholders must participate in design and own their decisions. The DB must capture decisions that vary from criteria; design logs and change orders. Criteria is a factor in the Owner – DB relationship but not necessarily a factor in the DB- Sub/supplier relationship. Collaborative problem solving - Keep the project goals in mind

DB needs to own relationship with approving agencies Actively mitigate risks as a team. Don’t be afraid to keep stakeholders involved. Be decisive, responsive and pro- active – HAVE COURAGE Know the contracts Talk first – minimize letters DESIGN-BUILD CM Perspective

DESIGN-BUILD Change Management Take time to get the criteria right Avoid design, set performance expectations Include stakeholders in design – document decisions Changes to contract during design are still changes Make informed decisions. Let DB help find collaborative solutions Be responsive and decisive – Courage

DESIGN-BUILD Changes Errors and Omissions in contract documents Owner Initiated – Revised Scope Contractor Initiated – VE or variance from contract Construction Manager Initiated – Goal Focused Unforeseen Conditions – Same as DBB Code Interpretation – Source of disputes
