What is a Hallmark Modular Home? A Hallmark Modular Home is designed, engineered and built in the controlled environment of a modern factory. It is computer engineered, constructed in sections and delivered to your site, to be erected on your foundation by a crane and set crew. It is computer engineered, constructed in sections and delivered to your site, to be erected on your foundation by a crane and set crew.

How is a Hallmark Modular Home built? Today’s Hallmark Modular Homes are models of efficiency and quality. The building process begins at the design phase. We use state of the art computer design programs to customize floor plans and produce drawings and material lists. Once designed, the building process begins. This process is similar to what you’ve seen during the construction of houses in your neighborhood. However, since your home is built in a controlled environment (in-doors) we are able to use better quality materials, control all phases of assembly in far greater detail, build in far greater structural strength while exceeding typical building code requirements.

How long does it take to build a Hallmark Modular Home? Speed and consistent quality are two of the many advantages for choosing to purchase a Hallmark Modular Home. On the average, a home will be factory built and delivered within six weeks from the order date. During this “waiting” time, all you site preparations should be completed. Once the manufacturing process is complete, the unit must be transported to your home site and placed on the foundation. Setting a typical home usually only takes a few hours. Your house is now as much as 85% complete. Final completion is handled by your local builder/general contractor, or the buyer and includes connection of utilities to the home and a short list of finish work. Normally the home can be completed within 30 days.

What is the difference between a Hallmark Modular Home and a “manufactured” home? Manufactured home, sometimes referred to as a mobile home is constructed to a different building code. This code, the Federal Construction Safety Standards Act (HUD/CODE), unlike conventional building codes, requires manufactured homes to be constructed on a non-removable steel chassis. Many communities have restrictions on where manufactured homes can be located. Hallmark Modular and site-built homes on the other hand, are constructed to the same building code required by your state, county and specific locality and therefore are not restricted by building or zoning regulations. Your new Hallmark Modular Home is inspected at the assembly plant during each phase of construction by our in-house Quality Assurance Department plus designated third party inspectors. Evidence of this inspection is normally shown by the application of a State or inspection agency label of approval.

What do Hallmark Modular Homes look like? Hallmark Modular Homes look like any other home. Today’s building technology has allowed modular manufactures to build most any style of home from a simple ranch to a highly customized home. It doesn’t stop with houses, modular construction is used in building banks, schools, office buildings, motels and hotels. Chances are you’ve been in many modular structures and probably never realized it.

Can I design my own home? Yes, we allow the customer substantial design flexibility. Ask us about the typical design requirements or use our long list of standard or previously built homes as a start and then customize to suit your own needs.

Is a Hallmark Modular Home better than a site built home? You decide! With a Hallmark Modular Home you get efficiency and quality control. Efficiency begins with modern factory assembly techniques. Your home travels to workstations, with all the building trades represented. Work is never delayed by weather, subcontractor no- shows or missing material. Quality engineering and modular construction techniques significantly increase the energy efficiency of your Hallmark Modular Home. A quality control process provides the assurance that your home has been inspected for code compliance and workmanship. In-plant inspectors as well as independent inspection agencies inspect the home on behalf of your state and local government.

Are Hallmark Modular Homes difficult to finance or insure? There is no distinction between modular and site built homes as far as appraisal or financing. Banks and lending institutions treat both types of construction the same. Likewise, there is no difference in insuring the modular property. Further, we have identified many banks that actually favor modular construction over site built homes because of the inherent cost controls associated with the Hallmark Modular Home process.

What do Hallmark Modular Homes cost? When you add up all the labor, material and time savings inherent in the modular building process, you will find that the price of a Hallmark Modular Homes is generally lower than a site built home of comparable size. Other advantages include lower financing costs and of course the peace of mind knowing exactly what your home will cost you.
