“We are not environmentalist” We have many bosses and currently the environment is not one of them. We work for every day people - some struggle to pay their mortgages and condo fees. The amount they are willing to spend ONLY to help the environment is limited. All levels of governments are making operating buildings more expensive, if is not banning refrigerants, new garbage removal fee, increasing the cost of water by 8% to 10% per year, and the now the HST So you may ask why are we here today talking to you????

Good property managers find new ways to save energy and money. Good property managers make sure that your hard working money is spent in the right way to minimize the Condo fee increases. In 15 Kensington Road (210 units – 19 floors): The Condo fee is $449 for a 2-bedroom (including hydro and cable). The accumulated surplus is more than $145,000. We have saved more than $125,000 in the last 18 months by replacing heating and domestic boilers and re-piping air handling unit. We replaced 180 toilets and in the last two months we have saved 450,000 liters of water which is about $5,000. Future project: Replacing the Elevators with energy efficient motors. A new energy efficient central Chiller installed. Good property managers find new ways to save energy and money.

We have saved more than 140,000 cubic meter of gas from April 2008 to March 2009. We saved more than $57,000 in the first year on our gas bill. It is $20 per month per unit! The new boilers efficiency is 88% compare to the old ones which was only 55%. Enbridge paid us more than $15,000 as incentive. We reduced 284,000 kg of greenhouse gases per year.

In 61 Markbrook Lane (230 units – 19 floors): The accumulated surplus is more than $40,000. We have saved more than $38,000 in the last 18 months by replacing 307 toilets and 291 shower heads. We are installing a Variable Frequency Drive for the Air Handling Unit which will save us about $15,000 per year. In 41 Markbrook Lane (224 units – 19 floors): The accumulated surplus is more than $70,000. We have saved more than $36,000 in the 18 months by replacing 306 toilets and 147 shower heads. We are installing a Variable Frequency Drive for the Air Handling Unit which will save us about $15,000 per year.

This is about $110,000 in five years! The new toilets are approved by the City of Toronto for rebate. We received $60/toilet from the City. Each time the toilet is flushed, it uses 7 litres less water. We are saving about 1.35 million litres per month. The project pay back period is less than 2 years. Many in suites plumbing problems resolved; reducing flooding from toilets. We saved about $18,000 in 2008 We saved about $20,000 in 2009 We will save: About $22,000 in 2010 About $24,000 in 2011 About $26,500 in 2012 This is about $110,000 in five years!
