Clauses • Xclusive Fee: Buyer and/or Seller will pay an additional commission fee of $335.00 at closing to Xclusive Homes Realty • Xclusive Finder’s Fee: Buyer will pay an additional $335.00 dollars fee to Xclusive Homes if a single family home or $250.00 dollars if a vacant lot. • Appraisal Price Reduction or SELLER pays for appraisal: This Contract is contingent of Buyer or Buyer's lender to obtain an appraisal by a certified general appraiser, showing a market value of at least the purchase price. If the property does not appraise the purchase price value, SELLER will reduce the purchase price to the appraised value, and the contract will remain in full force and effect. If SELLER chooses not to reduce the price, then the SELLER will reimburse the buyer for the amount paid to the appraiser. • Buyers Broker Agreement: It is understood that in common Real Estate Practices in Florida, seller pays 3% commission to both selling and listing agents, however, if commission and terms of compensation on listing information is less than the compensation described in this document, the buyer may be liable to pay the difference
