BIM What is it? B uilding I nformation M odeling. It is NOT a Software. It is a Process for Designing Buildings and Systems. It’s Development is Driven by Contractors to Reduce Change Orders.

HOW DOES IT WORK? Building elements and building systems are modeled in 3D. Each building element or system component is an “object.”

HOW DOES IT WORK? Building elements and building systems are modeled in 3D. Each building element or system component is an “object.” Within the BIM software, objects are tagged or linked to specific information about the object. This information can be material description, size, equipment model number, cost, etc.

HOW DOES IT HELP? Easy to view & review complex building and system configurations. The model is quantitative. It is relational. Can check distances. Can check for clashes and issue a clash report. As much or as little detail can be shown depending on the need. The model is portable.

What happens to my CADD plans, section and details? The “Out for Bid” documents are still plans, sections, details and specifications... for now. Plain 2D.dwg file can still be created and used for reference. 2D drawings extracted from the model are not typically relational.

How is the model used during construction? Additional detail is added by the general contractor. Clash detections are done with any change to the model. Sequence of construction issues are reviewed. Weekly model reviews with subcontractors are typical.

What does this mean for me? For Facility Owner: Ask design firms if they plan to use BIM. Download free viewing software to look at the model. Think about how a model could be used for PSM training. Request interim design model reviews. Consider having key areas of your facility modeled. For Equipment Suppliers: Get your products modeled. For Contractors: Estimates will be more accurate. Sequencing issues can be visualized. Change orders will be reduced.
