2 Community Development Department Request Vehicle rental and leasing within the General Commercial (COM-2) Zoning District Special Exception – A land use that is not similar in nature to the uses permitted in the district for which application is made (or in any district) but which is desired in the community, with appropriate controls, where a suitable location is available.

15 Approve subject to 4 use limitation conditions and 5 compliance conditions: USE LIMITATIONS: -Vehicles screened from view in accordance with Unified Land Development Code (ULDC) -Directional Signage posted directing vehicle drop offs to the screened area. -Additional landscape material shall be installed along the rear of the property line to screen the designated parking spaces from the adjacent residential area. -Hours of operation limited to normal business hours. 16 Community Development Department Recommendation, cont’d. -The Development Order shall be signed by the applicant within 30 days; -The applicant shall submit a site plan that demonstrates compliance with the site design standards for fleet storage contained in the Unified Land Development Code. The site plan shall be reviewed and approved by the Planning and Land Development Regulation Board within 9 months of the Special Exception approval; -The Special Exception is only for a use approval. Failure to comply may result in other action by the City; -The use cannot be reestablished if abandoned for more than six months; -Any subsequent use in the same location shall be in conformance with the Unified Land Development Code.
