9 Why uk property?? History of the UK property market In the year 1975, the average house prices were: 10,388 GBP In the year 2015, the average house prices were: 183,861 GBP 9

10 Uk property cycle 10 The UK property market tends to follow a well documented life cycle Cycles differ in there rises and falls, depending on conditions (finance mainly) but tend to follow 18 year cycles The cycle has been evident for well over 400 years, and most recently as follows: 1955 to 1973 1974 to 1992 1993 to 2008 2009 to 2024 7 years into the latest cycle we’re in the latter part of the awareness phase HANSAR INVESTMENTS LTD

The North investment will give a better return on investment Vs. the investment in London with additional benefits which include: Risks are spread across different types/locations of properties in the north Vs. all risk in one property in London Time value of money: monthly income is larger in the North and hence reinvestments of excess cash can be made to increase returns on investment. Easier to liquidate 10 properties with a 100 K+ price tag than 1 property with a 1M+ price tag. It is easier selling 10 properties at 110 K producing a total of a total sale of 1.1M vs. trying to sell 1 property at 1.1M, hence probably obtaining a growth rate of 10% avg.. vs. what the avg. 6% growth rate is currently.
