2  We are seeking the approval of the complete demolition of 2 apartment buildings at the corner of Drexmore Rd. and E. 130 th St.  Both buildings are condemned and privately owned

3  Why seek to remove these 2 structures? To create investment opportunities  The redevelopment strategy is addition by subtraction: removal of 2 condemned structures will incentivize redevelopment opportunities for the 2 adjacent structures

4  Once demolished, the remaining land will be cleared, graded, and seeded with grass in the near term and will remain privately owned  Both properties are tax delinquent – should properties transfer to the City Land Bank, neighborhood groups have interest in licensing the lots and installing gardens

5  Once the land is owned by the City, the properties will enhance the redevelopment possibilities for the 2 adjacent structures (i.e. green space, off street parking)

6  Buildings are located directly behind the historical and iconic Shaker Square retail area and have adversely affected retailers  Crime associated with the structures has negatively affected residents and surrounding rental market

13  The structure has been condemned since October 2014.  Property owned by Shakertown Apt. Ltd. – owner found guilty in Housing Court in July 2015 for failing to address the City’s violation notice.  There is an outstanding tax bill in the amount of $99,067.13.

35  Removal of two condemned structures present an opportunity to restore two additional and adjacent condemned structures of architectural significance  Four blighted structures adjacent to each other will ultimately result in the loss of all four structures
