The credit decision is based upon the guarantor’s personal credit score (FICO) and property DSCR at a minimum 1.1 coverage.  Full Documentation: Hybrid of traditional collateral DSCR underwrite and residential underwrite, i.e. guarantors personal Debt to Income and personal credit score (FICO). Credit will be approved based on collateral DSCR and guarantor DTI. Minimum DSCR required based on collateral type.  Bank Portfolio Product ($100K-$10MM): Traditional collateral DSCR underwrite. Offered on both Investment and Owner Occupied properties. Minimum DSCR required based on collateral type.
