Rot or water damage and insect infestation were found in one or more support posts on the SE corner of the porch. A qualified contractor should evaluate and repair as necessary. All rotten and infested wood should be removed from the property and replaced. The clothes dryer exhaust duct terminated in the crawl space. Clothes dryers produce large amounts of moisture which should not enter structure interiors. Damage to building components may result. A qualified person should install, repair or replace as necessary so the duct terminates outdoors, as per standard building practices. For more information, visit:

The floor insulation in some areas of the crawl space was fallen down and deteriorated. This may result in increased heating or cooling costs due to decreased energy efficiency. A qualified person should repair, replace or install insulation as necessary. For more

In the far northwest bedroom closet there is access to the attic. In the attic above the access hatch there were moisture stains and discoloration that appeared to be mold growing. There were no elevated moisture readings at the time of inspection. A qualified person should evaluate and repair as necessary.

Some cover plates on junction and receptacle boxes were missing in the laundry room. They are intended to contain fire and prevent electric shock from exposed wires. This is a safety hazard due to the risk of fire and shock. A qualified person should repair as necessary.

All sections of the tile roof surface were beyond or at the end of their service life and need replacing now. The client should consult with a qualified roofing contractor to determine replacement options and costs.
