2 GLOBAL CITY BUSINESS PARK The Project The first phase of the Class A office park comprises of 56.000 m m2 built area and 45.000 m m2 of net area spread over two buildings situated in a park like,landscaped setting with emphasis on a high quality, functional and pleasant work environment. Two levels of underground parking offer 844 parking places, providing 1 place for each 50 m m2 of office space, in addition to abundant street level parking bays; The two office buildings are designed in such a way that they afford flexible floor plates ranging from 1.600 m m2 to 2.800 m m2 in size; Modules to be rented starting from 300 m m2 per floor; An integral part o Global City is the ground floor retail arcade which will provide convenience shopping, gastronomy and various other services to tenants and their guests.

3 GLOBAL CITY BUSINESS PARK Technical Specification Each building provides open plan layout from 1.600 m2 up to 2.800 m2 in size, organized on a 8.1m structural grid, with floor loading capacity of 4kn/m2 throughout Office floors have a clear height of 2.80 m 20 cm raised floor Suspended ceiling with built-in fluorescent lights to achieve 500 lux on the work plane 18 high speed lifts spread over four main service cores facilitate the subdivision of space on each floor to suit the tenants’ needs All buildings are air conditioned using ceiling mounted fan coils on a 4 pipe HVACsystem (1/10m2 plus 10%) Ventilation system, fresh air ductwork supply 12 litres/s/person and exhaust to all areas High safety standards throughout the buildings: sprinklers, fire alarm and emergency standby generator for offices; sprinklers and smoke ventilation control systems for car parks Modern access control and security system combined with security personnel

6 GLOBAL CITY BUSINESS PARK Transportation Global City BC shuttle bus line – buses and minibuses (included in service charges) – Route: from Pipera Subway Station (stop in front of the station)-Global City Business Park; – Schedule: Monday to Friday at 6:50, 08:15, 08:45, 11:15, 13:00; Saturday at 9:45; – Route: from Global City Business Park to Pipera Subway Station; – Monday to Friday at 12:45, 13:15, 17:05, 17:20, 17:25, 18:05, 19:05, 20:20; Saturday at 14:10; Public Transportation Line 165 165- Isuzu buses buses- line provided by the City Hall operating on 25th of April 2009 – Route: Aurel Vlaicu Subway Station – Pipera Subway Station- Petricani Street intersection with Dimitrie Pompei Blvd (station of trams 16 and 36) - Global City Business Park (stops in front of the building) - OMV Gas Station (where it turns); – Schedule: every 10 minutes between 7.00 - 10.00 and 16.00 - 19.00;– Price per ticket 1.5 RON; – The schedule will be revised based on the growing number of the passengers; considering it’s a new line, it will be used mainly by Global City tenants, until people in the area will become aware of its existence; for the moment the buses are branded with Global City logo. With the increasing number of passengers, the number of buses will be supplemented as well the schedule, it will be extended; Extra municipal public lines 445 si 567 – Isuzu buses, 24 places – Route: Pipera Subway Station (stop in front of the station)- Global City Business Park – Zoo Baneasa – Dimieni; – Schedule: between 05:00 - 24:00; – Price per ticket 2 RON.

7 GLOBAL CITY BUSINESS PARK Access and infrastructure improvements The project provides easy access to the two airports, Baneasa and Otopeni and is within a short drive to the northern fringe of the city center – the areas around Piata Victoriei and Piata Charles de Gaulle. In terms of public transportation, the district is served by the Pipera metro station, the northern terminus of Bucharest Metro Line 2, busses and two tram lines: – Subway – the Pipera stop – Buses – numbers 112,135 and 445 – Tramways - numbers 16 and 36 The access to the premises is done through 3 main boulevards, namely Sos Petricani, coming from Tei district, through Dimitrie Pompei Blvd, coming from Barbu Vacarescu area, Sos. Pipera coming from Baneasa and Iancu Nicolae area. The project is 6 km away from Piata Victoriei, 1 km away from the future Bucharest -Brasov highway and only 5 km away from the Baneasa Forest. A shuttle bus service will be provided from Pipera metro station to the Office building As future infrastructure improvements in the area, several aspects should be mentioned: Bucharest Nord Blvd will enlarged to 4 lanes, a viaduct over the railway and a new boulevard parallel with the railway will be developed by the City Hall to ensure a fluid traffic in the area. The new boulevard called Octavian Goga Boulevard will connect Soseaua Bucuresti-Nord with the ring road. Another aspect is the construction of the new Bucharest-Brasov highway that will take over the traffic exiting the city.
