Managing West End Park with Minimal Financial Burden on Members Presentation by EPGL West End Park i s a cluster of 250+ largely formally trained, professionals and executive class, families, many working couples. Quality conscious, seeking high value for every penny spent, demanding exacting service quality standards with strong willingness and ability to pay for their demanded output. Net worth of the Proposal – for members and the management -Members will spend less by 10-50% on various services availed of by them -Society may mop up Rs.5lac p.a. by implementing various propositions. -We offer to execute these propositions together as a package. Alternatively, we may commence with pilot of select 4-5activities on the express understanding that once the operations become stable for the pilot activities, remaining propositions will be awarded (commercial terms and systems controls may be finalized for the entire proposal right at the start) 1 Car Washers on Campus 3 - EPGL may be retained for daily car cleaning/washing @Rs.200per car p.m. - Car washers will ve proper uniform & headed by a supervisor for client servicing - Society may lay a peripheral pvc pipeline to assist car washing in situ rather than driving car to one tap for washing by untrained washing boys. EPGL may supply/lay this pipeline for a one time induction charge of Rs.250 per member Domestic Helps - EPGL may provide & oversee domestic helps for the entire campus @Rs.400 per work (washing clothes and cleaning/brooming & washing utensils) per flat. Members will retain option to have domestic help on hours basis rather than work basis @30min. per Rs.400pm. - All domestic helps will be uniformed and provided with ID cards by EPGL & assigned work responsibilities. Each domestic help will be assigned < 4houses - EPGL supervisor will be answerable to the members for any domestic helps performance. Payment will be released only on specified resident issuing satisfactory service certificate. - Members will save on domestic help bills and have more clean, better trained, presentable, organized, regular and disciplined persons. Substitute help will be provided in case of the regular help being on leave. EPGL will pay to Society 7.5% revenues from Domestic helps/car washing

2 - Car Parking in non allotted parking spaces within campus There are numerous open spaces not allotted to any member and used by the non-allotted car parking space members for free. EPGL may manage the car parking facility charging visitors Rs.10per 6hr or part there of and members @Rs.300p.m. and ensure proper parking & safety of vehicles. Society may erect asbestos roofing to protect cars from sun, rain, etc. EPGL will pay 70% of the car parking management sums to the Society - CCTV Surveillance Cameras EPGL may supply, install and maintain network of CCTVs @ 2 cameras per tower – covering lifts/stairs besides having similar cameras at main gate and at parking entrance. Charges for up to (10cameras in all) would be Rs.12000p.m. and 2month rent as deposit. Add on cameras if needed would be billed @Rs.1000per camera p.m. Deliverables would include cameras, cabling inside conduit pipes, video monitoring unit and the installation of this entire system. CCTV surveillance will make even Society security agency vigilant. CCTV will reduce security personnels requirement substantially. Saving even one person/shift would justify the cost. Estimated Gains to Society Management by adopting our proposals 7 Item wise contribution by EPGL to Society are projected as follows: Laundromat : Rs.10000 Total: Rs.42000 p.m. say Rs.5lac p.a. RO Plant : Rs. 2000 Milkman : Rs. 2000 Alternatively, EPGL may take up all Car washing : Rs. 1500 proposed activities under an integrated Domestic helps : Rs.12000 contract @Rs.40000 payable to Society Car parking slots: Rs. 4500 with Rs.50000 worth of performance Softener : Rs.10000 bank guarantee Other Benefits: - All staff personnel on campus – laundryman, milk man staff, car washers, domestic helps - will all have proper ID cards, uniforms, etc. and reduce security hassles - Members will spend substantially less than their present expenses on various items - Society will have dedicated corporate group as in charge for these various services. Society will be able be liberal with members on maintenance and other charges Societys costs: Practically none except allowing use of currently unused spaces. EPGL will try and explore to get the Society ISO recognition on suitable fees basis Collection Center for bills 6 Society would have mobile/landline phone/internet connections, DTH connections, power connections, now trying for piped gas. EPGL may negotiate with various respective agencies to pay it a suitable service charges and act as their collection center. Societys managers have only part time work. Society may lend its managers services on cost sharing -50% salary borne by EPGL & 50% by Society. Members will be able to make payments at campus itself. Amuls Milk door delivered Amul Milk suppliers charge 50p per 500ml pouch in excess of MRP unauthorized. EPGL may offer service @35p. per pouch Society should provide downloading spot within campus early in the morning EPGL will pay to Society 7.5% of its revenue net of company (Amul, service provider, etc) dues Centralized RO Plant -EPGL will install & operate including consumables an RO plant on campus & offer freshly produced RO-UV purified water @Rs.8/10per 20liter ex-plant/at door step. -Power bills will be borne by EPGL while Raw water will come free by Society. -EPGL will NOT divert Societys water outside for sale. If Society plant has a break down, EPGL will at its own cost provide purified water from its other plants in Town Laundromat -EPGL will put up its own automatic washing machines of suitable capacity & provide laundry services exclusively to Society. Washing/Ironing @Rs.7/- per cloth and Rs.2/ cloth respectively -Same day washing &/or ironing will be provided in emergency @10% premium. -Society should provide space (12X20) for placement of washing machines/ironing tables, RO reject & more water if needed for washing free & power on EPGL account Water Softener(s): -Individual softeners face problems due to multiple entry points of water to flats limiting utility of single softener, hassles in regeneration with salt & high cost of Rs.30-50K. -EPGL may design, supply and install centralized softener(s) - centralized one for the entire society or individually for different towers as feasible at its own CAPEX/OPEX including power bills, salt and softener servicing and maintenance. -Members should contribute Rs.1250each to part finance the softener CAPEX. -Monthly service charge will be collected from members @Rs.125per household. EPGL will pay to Society 7.5% revenues from water sale, softener O&M & Laundromat 45
