2 Pre-existing conditions of the Lake had HOA at risk if the bank walls ever failed on the lake Wind Erosion has been wearing away the banks of lake for over twenty years Previous stabilization attempts had been undermined by the continued wind erosion and left a messy shoreline

3 Pre-existing conditions of the Lake had HOA at risk if the bank walls ever failed on the lake The northern edge of the lake had gotten dangerously thin and parts of the walking trail was falling into the lake due to the erosion At the deepest part of the lake the HOA was on borrowed time and would suffer fines if the lake every failed and washed sediments downstream

4 Why the seawall panels? Over Rip Rap or other stabilization The Seawall panels had been selected because they are used to combating the wave action that exists on large bodies of water. Furthermore, they have a fifty plus year life span as they are fabricated to withstand ultra-violent light breakdown. Also these panels can accommodate a maintenance time if the lake needs to be drained and will not allow the loose the soil backfill behind them to fall out and undermine the track. Rip Rap would have costs as much of as the panels and would have created more damage to the surrounding area and the walking track due to the weight of bringing it in and placing the material in place. It also would have to be sprayed for weeds and could be undermined in the future like earlier attemps seen in the previous slides.

5 The Lake never had a way to drain for maintenance and to repair it’s sides All Engineers who had previously looked at solutions to solve our failing banks walls, had always said that the Lake needed a way to safely drain it so maintenance could be routinely performed. Also many said there was no safe way to permanently fix the lake banks if a drain was not in place. After we received the approval of the plans and got the Tennessee Department of Environment and Conservation to issue the necessary permits the first thing was to install the permanent outfall drain for the lake. We now have a 12’ drain with a control valve to control the lake level and it is below the panels We also installed an intake control valve for water coming in that we never had before as a large 500 year storm could have overtopped the spillway and the earthen embankment

6 What Next after the panels go in With the installation of the panels we plan to build a wider walking track behind the wall panels so two people can walk side by side. There will be places where the walking track will leave the lake and make a much easier access point for fishing to occur and not be in the way of the walkers. With the panels we will regain property that we had lost to erosion on the north side. The monies for the track needs to be set aside in a future budget and will be discussed at the annual meeting. Until such is in place a crusher run surface will be installed after the panels and curbing is completed.
