2 What is a TOD? A TOD is typically centered around a transit station or stop, surrounded by relatively high-density development. – Successful TODs often incorporate mixed use development to facilitate more walking and biking. TODs generally are located within a radius of one-quarter to one-half mile from a transit stop. Increased access to public transit can often raise the cots of housing due to increased demand. It is important to ensure that rents in TODs do not become prohibitive, leading towards gentrification. The main objective of TOD is to increase public transit use, which will produce numerous benefits associated with a decrease in travel by automobile. – Less traffic congestion – Cleaner air – Help reach pollution reduction standards (AB 32)
