4 Backround The applicant’s parcel is zoned R-1a at the present time. A previous application for a special exception for a church (on less than one acre) was approved in 2005 but the church never located to the parcel. The property was subsequently sold to the present owner, who wishes to place a manufactured home on the parcel.

5 Applicant Request The present R-1a zoning allows single family residential structures only. The request to rezone to an ‘A’ (Agricultural) district will also permit the placement of a manufactured home on the parcel. In addition, the proposed zoning will bring the parcel into conformance with the underlying Rural/Agriculture land use designation.

6 Staff Recommendation Staff recommends that the Commission hear the item and approve the request to rezone from an ‘R-1a’ (Single Family Residential) district to an ‘A’ (Agriculture) district with the bases as noted in the staff report.
