MATT DIXONARCHITECT CANDACE REMALYPROJECT MANAGER SPENCER SMITHBUSINESS ANALYST BRYAN LINTHICUMDEVELOPER ADAM STERNFELDTESTER Not Even Funny [Property Data Team]

Tasks Find data on every property in Franklin County Find history of sales on each property Design and implement a database for storing property data Create a stored procedure for finding comparable properties that adheres to appraiser’s standards

Data Gathered Data on each property in Franklin County was obtained by directly contacting the Franklin County Auditor  Building details such as # bedrooms/bathrooms, sq footage, air conditioning, fireplace etc  Acreage, school district, flood zone Additional property data was obtained by writing a web scraper using C#.Net  Property Attributes  Property Transfers

Database Auditor DVD Web Scraping

Data Statistics Table Name Row Count# Ids% Ids Property425636 100.0% Property_Attributes404987 95.1% Property_Attributes_Error20649 4.9% Property_Transfer996625425463100.0% Property_Transfer_Error19452167493.9%

Web Scraping Data PropertyIQ Franklin County Auditor

Data Lifecycle Property Details  Property details are updated quarterly using the DVD released by the auditor Property Transfers  Property transfers are updated daily by scraping the auditor’s web site for new information

Website Features Search Box Takes a street number and name and returns a list of matches

Website Features Property Details Main page the user is redirected too after searching for a property

Website Features Comparables Comparable properties in the nearby area

Technical Challenges Scraping the data in a fast and efficient manner  Time was spent trying to adhere commercial web scrapers to our needs, however this estimated at taking several weeks to scrape the amount of data we needed  By designing a simple, threaded web scraper, we were able to scrape the data in less than two days Implementing a stored procedure for finding comparables  If comparables can not be found in the same neighborhood, the procedure automatically expands the search area

Technical Challenges Automating the data update process  This feature could not be implemented fully do to time constraints, however the design and programming are in place Integrating our component with the entire site  Our design had to allow property images to be added within our component  Our comparables procedure had to obtain enough information for the Trends team to perform computations

Demo

Skill Advancements Experience with C#.Net, SQL Server and data mining techniques Gained the full experience of software development & design process Developed better communication skills with persons of technical and non-technical backgrounds More knowledgeable in appraisal process and foreclosure process

Proposed Project Improvements & Features Not Implemented More dynamic search capabilities Automate data updating process Provide number of garages for each property and any additional information possible Alter the database to be 3 rd normal form Maximize the number of comparables found by improving the procedure which finds them

Changes Needed for Project Expansion Alter database to be robust enough for storing properties in other counties Update search to accept city and zip code as an identifier Write web scrapers for obtaining data from web sites across the state
