The current usage is diary farming. The site is adjacent to protected natural forests on North and South, bay with a beautiful beach on the East, and major road on the West.

Overland flow-paths and steep slopes have been identified as the most important constraints for development. Easy pedestrian access to the beach and vehicular access to the adjacent road should also be considered. Opportunities for development are flat areas with views to the ocean and/or native forests. The location and orientation of houses should take into account the topography and girded layouts should be avoided. The future residents are considered to be families with children that will commute to work.
