8 Flexible Tenancies From July 2012 all new lets will usually be introductory tenancies followed by five year flexible tenancy EXCEPT Young people under 25- granted renewable 2 year flexible tenancies until aged 25 Some existing secure tenants who move to other tenancies- secure tenancy Certain applicants e.g. older, disabled who may be eligible for a secure tenancy Flexible tenancies will NOT normally be renewed where Income/asset thresholds are exceeded Convictions/ASB Rent arrears Under occupation Disengagement with education, training & employment (young people) Five & Two year

9 Welfare Reform & other changes from April 2013 Bedroom Tax – (Under occupation in social sector) – Eligible rent reduced by 14% if one spare room – 25% for two or more spare Council Tax Support replaces Council Tax Benefit. Working age CTS reduced by 8.5% Crisis Fund replaces Social Fund £375/£500 cap starts Summer/Autumn2013 Universal Credit from October 2013
