6 Background Carillion’s Engineering Centre of Excellence team recognised that within the services industry Asset Integrity is poor and verification of assets by services providers is often accepted as a quick tagging and identification process. Carillion recognise that Asset knowledge is the fundamental building block on which the engineering offering is built, and we set out to address this issue. The team embarked on a “Carillion Asset Integrity Framework” to initiate and develop our standards and identifying the requirements we believe are necessary to provide effective operation of our clients portfolios and offer advice on their estate. It became clear that we required an operational tool to determine a number of key asset functions utilising the consistent asset data as the datum point. 6

8 Asset Integrity Standards
Product – The Asset Integrity framework is a set of predetermined principles that define the elements of Data Capture requirements allowing informative decisions to be client made. These principles are: Asset Integrity Standards Standards & Process which support the Integrity Framework, defining data collection for M&E & Fabric Assets, Planning, terms of reference, process maps & Change Control. Asset Integrity Appraisal This activity supports the decision making process for a requirement of either validation or full Asset data collection, by encompassing a variety of audits to assess the status of onsite documentation. 8

9 Asset Integrity Collection
The activity of surveying and collecting asset data on sites.  This could be to any one of the different levels as described by the Asset Integrity triangle. Asset Integrity Reporting Profile Reports can then be tailored to highlight the biggest area of concern based on client requirements, such as highest business risk, expenditure, criticality, statutory compliance, condition or a collection all of all these elements. Framework ability Allows informed decisions to be made on a variety of subjects and client requirements including life cycle, FMR, statutory and mandatory compliance which are based on asset data rather then purely technical or operational input. From a business perspective, the operational tool streamlines the data verification process as it requires a one system approach as opposed to several systems or manual approaches. Clients and customers then benefit from tailored reporting which can be extracted in accordance with varying requirements. 9

10 Key Facts The deliverables of Carillion’s Asset Integrity Framework are incorporated within our principles in order to enable operational and client teams to make the right decisions with regards to an assets’ performance, life and risk. It is an effective way of verifying asset lists in comparison to what has been bid in a consistent manner. It identifies additional assets, current maintenance regimes and any risks to both Carillion and our clients. It has proven increased financial and reputation benefits and adopts Carillion’s ‘Right first time’ approach to service delivery. 10

11 Asset Verification and Data Collection
To assist with asset verification and data collection a new tablet technology tool combined with its own App has been developed to allow surveyors to smoothly and effectively collect, plan and align verification and operational data at the same time, rather than at a later date saving time and creating efficiency. The tool allows for both parent/child relationship data to be entered into the system as well as PPM planning at survey stage. The process eliminates multiple handling of data and reduces significantly the risk of errors as well as being able to identify where any errors in data have originated. 11

17 Asset Integrity Triangle
In order for Carillion to establish a consistent standard of Asset data across our and clients’ business, a best practice service offering has been developed with five maturity levels, this is referred to as the Asset Integrity triangle. Each level reflects the elements delivered from a basic Validation, progressing though the four maturity levels each with detailed reporting output and associated investment requirements. The type of Asset Verification and Data Collection will have dependence on Client requirements, the type of contract and the commercial and contractual arrangements. 17

20 The Asset Integrity framework is now a standard offering within the Carillion bid models.
The Asset integrity team ensure the governance of the principles in line with the key stakeholder objectives throughout the mobilisation process. A strict project plan is formulated with varying factors applied dependant upon current information and efficiency levels in line with an agreed terms of reference. This is demonstrated in a variety of case studies for numerous clients. One of which is the most recent completed is Shell Centre, Waterloo. 20

21 General Survey Assessment
Integration into project delivery Recent asset survey project carried out at Shell, Centre London. The project consisted of a full site new survey of the tower, York, Hungerford and Chicheley buildings, complete with desktop validation and data investigation of existing O & M manuals and drawings and asset barcoding for in-scope assets. The York, Hungerford and Chicheley wings were in partial use during the survey. General Survey Assessment Original asset volumes new asset volume is 21

23 Financial Benefits 209 new asset with an increased revenue potential of approx £35k. Clearly identified main risks – For example 2 of Calorifiers were over 39 years of age. Life cycle data can be manipulated for review of individual client risks. 23

25 Life Cycle Reporting and Risk Profiling
Using the robust data, life cycle data and risk profiling reports can then be generated based on life cycle and cost impact (adjusted for inflation), categorised risk profile and categorised condition of assets. PPM Upload File Asset Upload File The data and risk profiles can then be tailored via the process to highlight the biggest area of concern based on client requirements such as highest risk, expenditure, criticality, statutory compliance or asset condition or all of these elements can be factored into the same report. 25

Replacement of small day to day assets can be accumulated over the life of the contract by BAU teams. Consistent approach across all our contracts / mobilisation understanding of Carillion's and our clients commercial investment risks and commitments. Clearly demonstrates ours and our clients needs and progression. Identified assets with high commercial risk. Allows smooth transition to business, critical or commercial focused maintenance. Capture of real time asset change data to allow analysis on operational performance such as MTBF. Remembering – It’s live data, continually variable to change.
