G REEN T ENANT G UIDE O VERVIEW April 2011 1 The John Buck Company’s Commitment to Sustainability As Chairman of the firm, John Buck has always expressed that it is not enough to view a property or development by itself, but to consider its surrounding area and connection to the community. This vision is shared throughout The John Buck Company (JBC) organization. Adhering to this policy and as an active member of the US Green Building Council (USGBC), JBC strives to design, construct and manage buildings that are environmentally responsible, successful and healthy places to live and work.

G REEN T ENANT G UIDE O VERVIEW April 2011 3 Our commitment translates into real results. In 2010, JBC properties: Recycled over 26,345 light bulbs Diverted 3,395,746 lbs. of recyclable material from the landfill which: Saved 28,864 trees Conserved 11,885,111 gallons of water Eliminated 101,873 pounds of unreleased pollutants Diverted 5,093 cubic yards of waste from landfills Purchased products that meet or exceed the EPA guidelines for post consumer recycled content. Products are chosen to improve dispensing to minimize waste and reduce overall usage. Cleaned office space using a green cleaning program focused on trapping and removing dirt before it gets into the building and using only green cleaning products. Contracted using our standard service agreements, which require vendors working in our buildings to meet or exceed performance thresholds established by the USGBC. The John Buck Company’s Commitment to Sustainability

G REEN T ENANT G UIDE O VERVIEW April 2011 4 The Green Tenant Guide is an interactive resource available to assist tenants with creating or supplementing their green initiatives. It is separated into five areas of focus: Education: Gain company buy-in for your environmental initiatives. From senior management to all employees, it is up to everyone to make sustainability work within their space. Employee education and participation is the key! Utilities: This section will make you aware of the amount of electricity and water used in your space and provides various ways to decrease or limit that usage. Office equipment accounts for approximately 31% of the average tenancy’s energy use. By simply turning off equipment and computers before leaving the office you can decrease the amount of energy used in your space. What is the Green Tenant Guide?

G REEN T ENANT G UIDE O VERVIEW April 2011 5 What is the Green Tenant Guide? Travel: Since transportation accounts for over 20% of CO 2 emissions, this section provides ways to decrease emissions by traveling smarter to work. The CTA replaces the equivalent of approximately 400,000 vehicles on area roads each weekday. Encouraging employees to use public transportation assists with the reduction of CO 2 emissions. Waste: All JBC managed buildings have a recycling program in place. This section provides tips on how you can further decrease the amount of paper, plastics, and electronic equipment waste generated in your space. Setting your copier to print double sided reduces the amount of paper waste, which is 55% of the total trash typically created in an office. Purchasing: This section provides suggestions on what items to purchase that will have a minimal impact on the environment. By using a water cooler instead of purchasing plastic water bottles, we can reduce part of the 80% of plastic waste that ends up in landfills.

G REEN T ENANT G UIDE O VERVIEW April 2011 6 How is the Green Tenant Guide Used? Each area of focus has specific tasks that can be prioritized, assigned, and tracked for completion, creating a tenant specific green program.

G REEN T ENANT G UIDE O VERVIEW April 2011 7 How is the Green Tenant Guide Used? The Green Tenant Guide is a resource that will help you develop the changes you want to implement within your space. The Green Tenant Guide is laid out to help you prioritize the action items you want to use based on the level of difficulty for implementation and the financial commitment. The Green Tenant Guide is customizable, allowing you to focus on initiatives important to you. The Green Tenant Guide is a supplement to the property management team.
