INTRODUCTION Office space can be a drain on resources for start-up, growing companies or established companies needing extra space. Most landlords and commercial real estate agents demand 2- 5 year lease terms (rents) and personal guarantees when securing an office. This is usually not an ideal requirement for young companies or already established ones who are looking to grow and avoid extra liabilities. Research has shown that thinking ahead and identifying creative approaches to office space and meeting areas can be a great way to save time and money; thereby increasing productivity opportunities. In today's economic climate it's all about flexibility and affordability without sacrificing quality.

executive summary ( DHELC RESOURCE CENTER ) DHELC RESOURCE CENTER is a subsidiary of Dhelc consulting ltd. We are committed to providing adequate and affordable spaces for real and virtual offices, seminars, trainings and reading rooms. This high tech facility will be aimed at providing solutions to the challenges young and growing business owner’s and companies face in securing temporary office spaces, training venues, seminar venues, reading rooms, e-library/research centers at affordable rates. OUR BELIEVE We believe in providing a full compliment of office spaces and meeting area alternatives that fit any need, any budget, and provides the image every company needs to prosper. “If you are starting a new company, expanding to south-west Nigeria, you will need options that allow your company to grow and expand when needed, then you're in the right place and we are the right people” this is our word to the world. LOCATION We will be located in a fenced 1 story building/duplex, with a large parking area located at Bodija area, Ibadan, Oyo state.

CONT… The location in Ibadan is selected because it is the central area for corporate businesses in the state capital. Within the area are 2 well established commercial banks-GTB and UBA to the left and state agency for entrepreneurs to the right, popular eateries - Mr. Biggs, domino pizza and KFC not too far along. The location is easily accessible. The road in front of it links motorist to the major route leading to the premier university of Ibadan. Other medium scale business and fast growing private schools are also located in the area. STAFF PERSONNEL The company will have in its care, a minimum of 2 staffs for a start: An office assistant/Front desk officer and a Finance/Admin officer, who will be paid by the end of each month for their services. Students on intern and corp. members are very much welcome. COST AND PROFITABILITY The profitability of the business venture is on the high side at the long run. By our feasibility study, the ratio of its success is over 60% in the first year after 6 months moratorium period as against the drain on renting an office building which affects the profitability of a business for the next 3 years. The proposed amount needed for the execution of this business is #5,000, 000 (Five million naira only). FUNDING Financial Loan: The center will return any loan and its 12% interest spread over 5 years of the operations of the company after its moratorium period of 6 months. Investment Option: profit of investment will be at an agreeable percentage of the total investment will be given yearly.

Cont… COPORATE CULTURE All staff of the center will treat one another with respect. All staff of the center will maintain client/company confidentiality. We will dress corporately at all times except on specific days We will wear company branded T-shirts at mid-week and corporate shirts on other day of the week. We will dress In traditional attire only on Fridays. All staffs of the center will see the clients as king and so will treat them with courtesy and with high regard. All personnel of the center will meet to have a 30 min prayer devotion in the morning before the day begins. All staffs will be called by their first name. All staff must be on their ID cards at all times.

PROPOSED FACILITIES OFFICES: The business venture will provide a well equipped, high tech offices for daily business operations. it can also serve as a place of meeting to conduct business deals. It will contain 3 people conveniently. Each office comes with the needed facilities READING ROOM: The reading room will provide a serene atmosphere for reading and studying. The arrangement is done in such a manner that everyone is independent of the other. CONFERENCE ROOM: this well equipped room is open for meetings, seminars, trainings. For a small group of people. The facility can contain 10-15 people at a time. Attached to it is a projector, a projector screen, laptop that will be used strictly only within the premises. TRAINING ROOM: This well equipped room is open for meetings, seminars, trainings. The facility can contain from 5 to 30 people and organizations large and small. OPEN AIR BUSINESS LOUNGE: is an open space for individuals, executives or companies, who do not appreciate the usual corporate closed door meeting, but prefer a relaxed, friendly and open air atmosphere for such activities. OUR STAFF Finance/Administrative Officer: will be involved in full finance/administrative support services, including but not limited to: Photocopying, Printing, Laminating, Binding and Faxing Services Technical Support on Hand During Business Hours Executive Catering Services upon Request Book keeping and management of financial records Front desk officer/office assistance: Our front desk officer will greet the clients in our welcoming reception area and alert the user clients when they arrive. Will also be responsible for the cleaning and tiding up of the office facilities and maintaining a fresh and welcoming environment.

However, This can be tackled by embarking on an aggressive marketing strategy through all forms of advertising medium such as: TV, Radio, newspapers, internet advertisement, bulk sms adverts, banners and flyers, letters of introductions and all forms of promo. The proposal This worthwhile business venture is capital intensive but profitable business project. To execute the proposed business, we will require the sum of #5, 000, 000 (Five million naira only) both in cash or in facility supply through partnership, investment or financial loan. In the case of loaning, the pay back period will be within 5 years after a moratorium period of the first 12 months of business operations at 12% interest rate spread over 5 years. Repayment of loan will be after the second fiscal year. In the case of investment, the value of investment will be at an agreeable percentage rate of total sum value of investment on a yearly basis with 6 month moratorium. The contract will be for 5 years only and then renewable afterwards.

conclusion The idea is simple - clients could work from home or anywhere as long as their laptops and cell phones are with them, but DHELC Resource Center would be their professional office base, fielding all business calls and mails, and provide a first- class corporate facility with offices and conference rooms available when needed. The virtual office is becoming more and more profitable. And we want to make sure DHELC Resource Center is there to meet growing demands. We want to position ourselves as an integral service. Work is something you do. It's not a place you have to drive to any more. And that is thanks to all the technology options available.
