Where We Left Off What is meant by most underserved? In proportion to the other two CCD’s of interest, ESGV has ESGV Totals Density: 1.0 118,966 Poverty: 1.0 85,746 Senior AH: 1.0 11 Los Angeles Density: 2.6 x 304,029 Poverty: 2.4 x 206,380 Senior AH: 9.5 x 104 San Fernando Valley Density: 2.1 x 249,691 Poverty: 2.0 x 172,773 Senior AH: 4.2 x 46

Reason for Choosing These CCD’s East San Gabriel Valley, Los Angeles, and San Fernando Valley alone account for 54% of the total senior population in Los Angeles County.

Comparison

Where We Left Off (continued) In California, we determined that the East San Gabriel Valley (ESGV) is in most need of Affordable Senior Housing (ASH) due to the following: 1.Los Angeles County is the most dense CA county and has the highest senior population. 2.Out of the 20 Los Angeles County Census Districts (CCD), the ESGV has the 3 rd highest senior density and the 3 rd highest senior population in poverty. 3.The ESGV is the most underserved CCD when compared to the San Fernando Valley and Los Angeles CCD’s.

Selection of Tract To ensure that the development is in a quality area, I examined 5 factors before selecting what I believe to be the most suitable tract. 1.Senior Density 2.Transit Terminals 3.Hospital Locations 4.Parks (open space) 5.Major Freeways (noise and air pollution)

Tract of Analysis: 4019.02

Parcel Map of Tract 4019.02

Tract 4019.02 Zoning Designations

Zoning Designations Defined ZoningDescriptionYes/No Historic Historic preservation establishes a demolition delay policy for structures identified as historically important. Effort to preserve historic buildings. No Specific Plan A planning document governing a particular area of the jurisdiction, and including more specific standards for that area than those of the general plan. Yes Commercial Connected with or engaged in or sponsored by or used in commerce or commercial enterprises. No Institutional Residential State-operated institutions and group homes, county-operated juvenile detention centers, residential habilitation centers, adult correctional facilities. No Residential Medium Density Permits a greater variety of housing types than are permitted in the low density residential districts. Allows a higher density of development as a means of achieving more economical housing. Yes Institutional Educational Development of institutions dedicated to education, such as schools, colleges, and universities. No Mixed Use Combination of residential, commercial, industrial, office, institutional, or other land uses. No Public Not private; open to or concerning the people as a whole (public good), such as public libraries and public parks." No Single Family Residential Units designed to house one family per unit.
