2 DESIGN-BUILD CM Perspective Stakeholders must participate in design and own their decisions. The DB must capture decisions that vary from criteria; design logs and change orders. Criteria is a factor in the Owner – DB relationship but not necessarily a factor in the DB- Sub/supplier relationship. Collaborative problem solving - Keep the project goals in mind

3 DB needs to own relationship with approving agencies Actively mitigate risks as a team. Don’t be afraid to keep stakeholders involved. Be decisive, responsive and pro- active – HAVE COURAGE Know the contracts Talk first – minimize letters DESIGN-BUILD CM Perspective

Let DB help find collaborative solutions Be responsive and decisive – Courage

6 DESIGN-BUILD RFIs Action RFIs (RFC) Just like DBB Informational RFIs Review for conformance with criteria and information Of equal importance to inspectors Of equal importance to subcontractors Need to be included in working drawings Owner does not own answers unless converted to RFC

7 DESIGN-BUILD Inspections - State Work with IOR and Inspectors to align with project goals DB needs to develop inspection request protocol and train IOR and inspectors It’s OK and probably preferable to let DB maintain inspection and non-compliance logs. Plan punchlist process early Tablets are an affective tool for inspection and punch
