3 1- Job Site Conditions 1-1 Construction Site Conditions - Professional CM must become knowledgably of factors which effecting performance of construction work like successful subcontractors

4 - Program bid packages will not necessity work as well in other PLACES - Professional CM develop the progress in this manner to fulfill the obligation to the owner

5 1-1-1 Foundation and Earthwork Condition - Prof CM observe unusual conditions like presence of surface rocks or water. - If the construction manager is not aware of the potential problems and difficulties a meaningful estimate for the work can not be prepared, nor can a bid packages be framed that will minimize uncertainties, unneeded risks and hence the contingencies that would be included by bidder in their prices. (Example : 18 inch unsuitable material) (TABLE 5-1)

6 1-1-2 General planning - Prof cm can see access roads and rail roads and other factors firsthand. - Choose areas for locating temporary faculties. - Develop a preliminary plan for contractor storage area. - Allow for existing electric and water. - Observe interferences with existing facilities. - Develop plan for site security. (Example: change kind)

7 1-2 Area Construction Practice - Equally important to the job site investigation or even more important. - Even if the manager is familiar with the area,he should systemically review the local conditions,if he is operating in anew area the investigation is of paramount importance.

8 1-2-1 local work practices and jurisdiction Prof CM handling a phased construction program is constantly faced both : - with fitting his construction packages to design schedule. - with tailoring them to optimum size that will attract qualified contractors. Example: storm and sanitary swear pipes

9 1-2-2 Labor costs, productivity, and availability - Determination of productivity varies from contractor to contractor and from trade to trade. - Productivity will follow the extent to which contractor management has retained control over the labor.

10 - Estimating construction costs in areas where extensive coffee breaks, long lunch hours,early quitting are completely different from estimating similar work in areas where contractor management has good over the work force.

11 1-2-3 Locally favored methods and materials Designer specify methods,if the designer is unfamiliar with local conditions,investigation of locally favored method and materials can significant reduce project cost.

12 1-2- 4 Key local prices - Obtain local prices for each items. - Compare prices with alternative method. - Making fair-cost estimate. Example : Precast Concrete : - Readily available. prices include: (sand,cement,gravel,concrete blocks,lumber,others) - Not readily available.
