What is the Electrical Safety Roundtable? An industry forum, supported by a wide range of stakeholders. It meets three times a year to discuss, promote and improve electrical safety in the home Key campaigning priorities 2014: Mandatory electrical safety checks in the private rented sector Better enforcement of Part P of the building regulations Individual competence Attendance is open to all!!!

The concept: Home MOTs

Home MOT- what could/should be included? Safety Efficiency Structure Heating Supply Mains Gas, Oil, LPG, electric Carbon Monoxide and fire detection alarms Electricity EPC rating Annual costs Heating source Damp Structural Survey

When is a Home MOT most relevant?

Home MOT- aspects already regulated, promoted, accepted?? Safety Efficiency Structure Heating Supply Mains Gas, Oil, LPG, electric Carbon Monoxide and fire detection alarms Electricity EPC rating Annual costs Heating source Damp Structural Survey Green Deal Advice Report

Electrical Safety- The Risk 16% of renters have experienced problems with electrical hazards in the past year, according to housing charity Shelter. On average, more than 3,000 people each year are admitted to hospital as a result of an electric shock Around 10% of domestic fires in Great Britain were caused by electrical distribution systems (household wiring etc).

Criteria for considering: Home MOT Viability/realistic Cost Where’s the biggest risk What’s currently out there to build on Widely supported

Our Solution: Home Safety MOT Carbon Monoxide alarm Electrical Safety Check Gas safety certificate Fire detection alarm

Details of Home Safety MOT  Annual check for existence and function of Carbon Monoxide and fire detection alarm  Annual gas safety certificate, where applicable, carried out by a GasSafe Registered installer  Electrical Installation Condition Report every 5 years carried out by a competent electrician experienced in carrying out EICR’s and a visual inspection every year using an industry designed checklist

Recommendation vs Requirement

Requiring Home Safety MOT’s in Rental Homes Amend the Landlords and Tenants act 1985, to bring the wording into line with that of The Management of Houses in Multiple Occupation (England) Regulations 2006: (a) ensure that every fixed electrical installation is inspected and tested at intervals not exceeding five years by a person qualified to undertake such inspection and testing; (b) obtain a certificate from the person conducting that test, specifying the results of the test Plus include requirement for Carbon Monoxide and fire detection alarms to be present in all rented homes. Regulate Educate Promote

Encouraging Home Safety MOT’s in the owner occupied sector Educate Promote

Thank you for listening Any questions?
