2  The Kulanakauhale project.  This co-housing concept is in response to a growing market need. While the single family housing market declines, the multi-family and co- housing market is expanding. Also as millions of baby boomers hit retirement age, consider the fact that if we were to build 1,000 units per day from today going forward, we could not meet the upcoming demand. This model community is as close to zero waste as can be designed. The design includes alternative energy sources to augment the power consumption needs of the project. The project will be open to the public for performances at the Performing Arts Center, as well as the open air market, and agro tourism. It has been discussed that housing projects with an affordable housing component as part of the requirements, can be met building co-housing living complexes such as Kulanakauhale instead of low income single family housing, also using the argument that senior citizens are a protected class, and therefore equal to low income housing populations make it an alternative option. It is a well known fact, that even when low income affordable housing is built, it is still not readily affordable by low income individuals. The project owners can avoid losses, and will recoup their building costs more readily building co- housing living units. These units are not suggested as use for primarily low income units although that is to the discretion of the builder, and certainly an option. Fractional ownership also makes owning a piece of the project more affordable than the purchase of a single family dwelling.

4 A Basic Layout plot plan which I designed for a particular piece of property that had an unusual shape which is the reason for the unusual shape of this plot map. It is easily changeable to meet the property to be constructed on, this plot plan drawing serves as a model concept which can be configured with or without any feature shown. Starting at the entrance in the upper right is the coffee house/restaurant. Then an open air market. In the center is the Cultural Arts Center designed to be expandable to meet future needs. Around the Arts Center are squares, these squares represent the co-housing or assisted living units pictured in the last two slides of this presentation, the units are surrounded by hedges to give clients privacy from tourism activity. The outer perimeter, moving from the upper left corner, counter clockwise, includes medical offices and full care facility, then recreation facilities, next orchards, lower left corner is the corporate area with work shop, then live stock area, more orchard, a bio-remediation waste water treatment system designed to recover and reclaim waste water for use in the orchards and gardens, in the lower right is the compost area, next is aquaculture facilities, then green houses, and then lastly a coffee orchard next to the entrance. It is the intention of this design to provide more food than the needs of the clients for sale to the public, providing income for the project. All trimmings from orchards and grounds will be mulched, all waste materials will be recycled, or reused, nothing goes to waste.

8  Green houses depicted on plot map.  These green houses will grow food for the residents as well as provide fruits, vegetables, as well as floral items for sale at the open air market, providing an additional income stream, as well as being a draw for agro tourism, and provide a central gathering place for community activity.

This will also provide an opportunity for the general public to see how a community development can work that can be replicated.

12  Mock village surrounding the Cultural arts building, which also includes Botanical gardens which gives tourists a taste of Hawaiian culture. People around the world are hungry for cultural interaction, and insight into the rich Hawaiian cultural heritage of Aloha.

14  One typical style of assisted living units. These units as pictured are designed to house up to 8 residents, which can be built to be larger and vary in design, this is just a suggested style to give just an idea, not an absolute final design, the final design will depend on the taste and desire of the owners. Designs vary and can be designed to meet individual needs to include even a complete traditional village concept of any style. Some alternative design concepts include the living units being separated to give each individual owner more privacy.

As previously stated some design concepts include unit separation to give each owner more privacy and individual space.
