1) Sales qualifies leads and closes opportunity
Sales’ focus should be to create new opportunities, relationships, and close deals. maintain a relationship with senior influential personnel to cross sell
complete the client setup sheet and
review its terms and business requirements with operations and obtain approval.
negotiate terms of the deal and obtain an executed contract from the client. scheduling a boarding call with the client and performing a warm introduction  
2) Operations board client, provide customer service and maintain service levels
Operations will be responsible for account setup in Link or Diva, customer service, performance and scorecard reporting, and maintaining communication and the relationship with the client’s processing personnel and management.  
A new position is being defined in operations to coordinate and monitor operational performance levels, and receive and resolve customer-service escalations. There will be a 90-day transitional period for operations to assume all of these responsibilities 3) Client Relations will help maintain relationships and identify organic growth opportunities 
Client relations is focused on getting to know the clients’ business model, communicate monthly with the top clients that cumulatively provide 80% of LRES business, and identify cross sell and organic growth opportunities. Sales will close

Manually research and confirm existence of HOA. If identified, provide HOA contact information.
Obtain detail of HOA dues, frequency of payment, verbal information regarding any liens or delinquency status, information required to order estoppel.
Contact HOA or Attorney and request ledger or estoppel. If delegated authority, we can advance funds required to obtain estoppel on your behalf.
Review estoppel against state statutes to reduce risk of overpayment and reduce losses.
We understand that oversight of a delinquent HOA while in REO can delay or prevent a property to be sold or transferred and costly with late fees and other expenses not being claimable.
We recommend a strategy that includes validating all loans that enter REO to determine if an HOA is present and current. If not current, we can help cure the delinquency and get the loan back on track with payment support reducing late fees and ensuring no delays in the sale of the property due to a delinquent HOA.
Negotiate with HOA or Attorney to reduce balance. If delegated authority, we can advance settlement funds on your behalf .
Process HOA payments on your behalf, reducing risk of HOA late fees or default.
