5 Administrative Crime Prevention
Tenant Acceptance and Renewal Policy Prohibit all persons from renting or living in a unit with the following: prior history of conviction plea of no contest guilty of any violent felony any felony committed within the last 10 years Immediately evict any tenant arrested for committing crime Post written rental policy in the leasing office Policy to be signed by all current and future tenants Make records available to local law enforcement agencies

6 Property Inspections Daily Exterior Inspection
Identify and properly make needed repairs Identify and immediately remove graffiti Maintain landscaping and lighting to optimize natural surveillance Identify unauthorized and inoperable vehicles and properly address per written policy Identify safety concerns and promptly address those issues Night walk every two weeks lighting sources are functioning properly lighting sources pointed in the appropriate directions

8 Management and Personnel
Inform personnel any illegal activity, or activity in violation, will not be tolerated legal remedies shall immediately be pursued against any violators Keep personnel files to include criminal background credit checks Personnel attend Crime-Free Multi-Housing training classes Continuing education for personnel Written log of all tenant communication regarding operations list dates and time, names of tenants owners’ agent involved in contact summary of matter discussed

9 Security Patrol Property Written Visitor Policy
Provide monthly written tenant list to the County Sheriff’s Department Criminal Abatement Detective Patrol Property  Licensed and bonded security personnel or local law enforcement resident names Keep detailed duty log dates of birth Provide to management daily for recording Unauthorized and Inoperable Vehicles Policy Written Visitor Policy Tenants to notify management enforce a towing policy names of visitors resident tags for all vehicles duration of stay 

10 Security Zero-Tolerance Policy
Unit occupancy to not exceed the limits of the County/City Code street vendors and solicitors liquor in the common areas Maintain the property within State and County laws and City ordinances loud music and disruptive behavior  No Trespassing signs Fire, Zoning, and Neighborhood Preservation ordinances  English and Spanish Each access point to the property Authority to Arrest form with the County Sheriff’s Department

Doors constructed for exterior use Anti-lift/slide devices on sliding windows and doors Dead-bolt strike plates Compliance with all state and local health, safety, and nuisance laws and ordinances  180-degree eye viewers in doors Uniform security lighting Access control Proper trimming of bushes/trees. Community identity signage trees 7-8 feet clearance from ground level bushes trimmed at 2-3 feet to provide detection
