6 Our Recommendations o Know your roommates/know your landlord o Know the occupancy limit of the unit o Take a tour of the place o Talk to past tenants to get a good feel for the place o Get ALL communication in writing or e-mail o Dont sign too early- you might change your mind o Get a free lease review (UMC 313) o Know your lease and sign a roommate agreement o Fill out a check-in sheet and take pictures o Contact utility companies to get service

9 Over-Occupancy o Boulder Ordinance, not a state statute o $2,000 per day fine o Both tenants and landlords subject o Over-occupying may save rent, but it costs more in the long run o Practical reasons not to over-occupy o may be grounds for breach of lease and/ or eviction o lose ability to enforce lease in court o lose ability to enforce roommate agreement

10 Noise and Parties Nuisance Parties: o Considered disruptive to neighborhood o $1000 fine plus court fees o Examples: o consuming alcohol in public o underage drinking o providing alcohol to minors o fighting o property damage o trespassing o littering & graffiti o fireworks o public urination o excessive noise o plus other general disruptive behavior Noise tickets: o Can be given ANY time of the day o After 11:00pm, anything louder than conversation level is grounds for a ticket. Nuisance abatement Host liability

11 Party Registration Program Avoid a $1,000 ticket by registering: o Register your Friday or Saturday night party with Off-Campus Housing o Provide us with the address, host name and phone number o Information is provided to Boulder Dispatch o If a NOISE complaint it made, you get a 20 minute warning to shut the party down and avoid the cops o If a second complaint is made, dispatch will notify the police

12 Inform your students to… o Check their lease and know what they are responsible for as tenants o Off-campus municipal violations = dealing with CU Student Conduct (even if its an off-campus infraction) o Be familiar with the Host Liability Law and other city ordinances o Never run from the police! Its best to handle the situation maturely and show the officers respect
