To sell at Public Auction the property located at (describe assets) The properties designated for sale are: (list properties) To use the experience of United Country Auction Services to present the real estate to potential buyers through a professional marketing campaign using the Internet, direct mail, print media, marketing, telemarketing and direct personal contact. RESULTS To sell client’s name properties for market value in a competitive bidding environment.

TIME FRAME United Country Auction Services is prepared to begin work immediately on your project. Based on the current date and the required marketing campaign time frame, we recommend the auction take place insert date METHOD OF SALE It is the Broker/Auctioneer’s recommendation that a live and internet auction be implemented. The Seller will determine with the Broker/Auctioneer to sell the Property with or without a reserve and determine a reserve price if applicable at that time. TERMS & CONDITIONS The terms and conditions of the auction sale and purchase of any property shall be governed by the Contract for Sale / Purchase Agreement. The high bidder(s) will be required to sign the Purchase Agreement immediately upon conclusion of the auction.

FEE STRUCTURE A 10% Buyer’s Premium will be added to the high bid price to arrive at the Total Contract Price for the properties to be paid by the Buyer. The Buyer’s Premium proceeds are used as follows: (a) One hundred percent (100%) of the Buyer’s Premium amount will be paid to Broker/Auctioneer or (b) In the event a licensed real estate broker represents the Buyer who closed on the property through a bona fide buyer’s agency agreement, the Broker/Auctioneer will pay 2% of the Buyer’s Premium as a commission to a Buyer’s Broker if one meets the Buyer Broker Requirements as determined by Broker/Auctioneer. MARKETING FEE Seller shall deposit with Broker/Auctioneer $$$$ dollars to pay marketing and other expenses upon execution of the Auction Marketing Agreement. BIDDER QUALIFICATIONS: Bidders are required to pre-register with the auction company.  At the conclusion of the auction, the Seller, in its sole and absolute discretion (unless auction is without a reserve), shall have the option to accept or reject the highest bid.  When the high bid has been accepted, a Bid Deposit will be applied to the 10% non-refundable Ernest Money Deposit as outlined in the purchase and sale agreement.  Any bidder which is not identified as the high bidder’s Bid Deposit will be refunded in total within 48 hours upon the conclusion of the auction
