2 Area The estate borders on Ballito and consists of more than 400 ha, including an hole golf club, tennis courts, a club house, boutique hotel and various dams stocked with fish (large fish – see Ulindi’s pic ), stables, free ranging game and tarred paths. There are dwellings on the golf course and also adjacent to the flats. What I like the most about the estate is that while I am in Ballito I’m not restricted to it. When Ballito gets too crowded, I can steal away within the estate . Each flat complex has its own swimming pool while the club houses also have communal pools. 3 Information The unit is registered in a cc under the name : Shelf Investments No 141 CC (No 2007/117462/23. Four partners jointly own the unit in the Simbithi Eco estate at Ballito.  My partners have indicated they wish to sell their shares in the unit and have granted me the opportunity to seek other partners.    Note: I am therefore looking for two partners as I will probably want to take over the shares of one of the existing partners. The shares have been offered to me at a cost of  R1 million per share.  My concern is that my partners may sell their shares to individuals whom I don’t know personally. Because a property syndicate requires the right sort of balance between business and friendship, I would prefer to know my new partners and preferably be able to choose them myself.

4 Description of the unit
Floor area of the unit= 316 m² Parking Two covered parking bays for motor vehicles A separate parking bay for a Venter trailer and golf cart Four bedrooms sleeping eight persons Open plan kitchen, dining room and lounge Covered stoep with Jacuzi and gas braai  Two complete bathrooms with toilet, shower, wash basin and– one of the bathrooms is en-suite with two wash basins. One guest toilet.

6 Rules for bookings At present, each member reserves the unit as and when required Bookings must be made in advance for the applicable year Bookings are recorded on a schedule and circulated to the members each time a new booking is made The unit is exclusively for the use of members and their children It is suggested school holidays are divided up equally and that bookings are rotated annually An agreement in this regard was drawn up but not signed by the present members The agreement is to be revised by the new members for their own protection It is important that all members honour the rules to protect the unit and ensure fair play at all times
