9 Present Value Analysis
Today’s value of future cash flows of an investment (PV) are compared to the cost of investment NPV is the present value of cash flows minus the initial investment cost If NPV is > 0 = make investment  See Table 5 and Table 6 Bina Nusantara University

10 Profitability Index A ratio that can be used to rank projects when the size of the initial investment varies for alternative investments. PI = NPV / investment cost  See Table 7-8 Bina Nusantara University

Also called discounted cash flow rate of return, is discount rate that makes NPV of project equal zero If IRR > opportunity cost of capital = good investment Problems : may be more than one IRR, opportunity cost of capital may not be equal for each cash flow Bina Nusantara University
