Home Sales and Rentals Heat Up in May
HAR will release May 2017 MLS statistics this Tuesday, and here is an advance peek at highlights of the monthly report:
Home sales across greater Houston jumped 11.5 percent in May, with a total of 8,156 single-family units sold versus 7,315 in May 2016.
The single-family home median price climbed 4.4 percent to a record high of $235,000 while the average price increased 4.3 percent to $302,362 – the second highest average of all time.
Months of inventory grew to a healthy 4.1-months supply compared to a 3.6-months supply in May National housing inventory currently stands at a 4.2-months supply, according to NAR.
Single-family home rentals soared 31.0 percent year-over-year while townhome/condo rentals rocketed 46.2 percent.

Houston Market Movements
Regardless of whether new listings or total sales are up or down in week-to-week measures, there are two universal truths in residential real estate across the U.S.A. at the moment: the market is quite active, and, thus, overall inventory is still trending downward compared to last year. That will likely be the case for the entirety of 2017, especially at the pace that homes are coming off the market.
In the Houston region, for the week ending June 4:
• New Listings increased 8.2% to 2,934
• Pending Sales increased 20.7% to 2,064
• Closed Sales increased 19.6% to 2,242
