1 Tiger Mile Lodge is a fishing lodge built on a hill overlooking the Zambezi River. This region of the river is known to fishermen as the ‘tiger mile’ because of its excellent tiger fishing in that stretch of the river.

This is a unique part of Zambia. The property lends itself to be fully developed for hunting or game viewing, sport fishing for Tiger or any other river fish, or with the purchase of a house boat, excursions on the Zambezi River and Lake Kariba. An investor with foresight and ambition could make it into an exciting and viable proposition. This property has a 99 year lease from the Zambian government from 1998 with an automatic renewal of another 99 Year Lease.

It is situated in a privately owned Game Ranch that is fully fenced. The property is hectares in size with approximately 30 kms of game fencing (2.5 metre tall with 16 strands of 2.24 mm high tensile fencing wire). Five kms of Zambezi River frontage. This region of the river is known to fishermen as the ‘tiger mile’ because of its excellent tiger fishing in that stretch of the river.

6 At present the lodge caters for 8 people sharing – two to a Chalet (2) and 2 to each bedroom (2) in the Lodge. There is a camping area and ablution block. The Lodge is built with brick and stone and has a thatched roof with an area of 174 square meters downstairs. The floors are stone. The upstairs has an area of 105 square meters with wooden flooring (Kiat) Two guest bedrooms are upstairs, each with their own bathroom as well as a TV lounge . The downstairs bedroom has its own bathroom plus dressing room (Owner’s/Manager’s). Foyer with office and toilet. Lounge Room/Dining Room. Kitchen & Pantry. Walk-in Safe.

Covered pool deck area with an area of 22.5 square meters overlooking the river (The After 5 Office). Swimming pool – with solar pump. Outside kitchen with an area of 15 square meters. Solar room with an area of 7.5 square meters and a complete 12V solar system that powers everything. Lapa area with an area of 45.5 square meters under thatch with bar and Brai and the deck overlooks the Zambezi River westwards. Two chalets – 6 meters diameter, fully furnished each with 2 beds, bathroom and toilet.

24 The lodge is situated approximately 90 kms south/east of Livingstone and 100 kms west of Maamba. Access to Tiger Mile Lodge can be reached by helicopter from Livingstone – approx 35 minutes flying. By road – the property is 150 kms from the Livingstone/Lusaka Road. Unfortunately this road is not in the best of condition and a 4x4 is recommended. By River – a boat ride up the Zambezi starting from Sinazongwe which is situated on the shores of Lake Kariba. By Air – present owners use a Chinook 2 Seater Aircraft of Canadian design which makes a 50 minute flight to Livingstone. This Aircraft could be sold with the property if required.
