1. UPDATED 2016/17 RENTAL RATE - NOTES
Rental rates given in the following table are for flats and rooms.
Where a rate is given as “Per room per month”, the rate has to be multiplied by the amount of rooms an employee rents; i.e. if an employee rents both rooms of a 2-bedroom flat the rate needs to be multiplied by 2.
The utilities indicated are flat rates that will be charged by Namdeb for the interim period until residents will be charged directly by OTC from January 2017 where applicable. The flat rates shown are based on the current OTC rates as gazetted in October 2015 and will be charged as soon as housing allowances are paid.
Rates and taxes will be charged by Namdeb as soon as land is registered in its name,
The individual cost of utilities payable are dependent on the consumption of those utilities and most significantly by the consumption of water. Cost of water ranges between N$10.10/m3 and N$10.77/m3.
The rates & taxes are determined annually by OTC and have to be gazetted before implementation.
Rent and rates and taxes are payable by employees choosing to receive housing allowance and rent accommodation from Namdeb. Employees staying on current conditions of employment will not pay rent, rates, taxes, utilities or for maintenance.

3. UPDATED HOUSE RENTAL RATES 2016/17
The rentals & rates & taxes for houses are based on the individual square metres of each house and the type of house.
Rental rates:
Standard houses – N$ 28.80/m3
Staff houses – N$ 29.60/m3
Rates & taxes:
Improvement tax per month – ( x municipal value of improvements)/12
Land tax per month – ( x plot size (m3) x N$48/m3)/12
Utility flat rates for houses are based on current OTC gazetted rates calculated at average expected consumption of water and electricity. Utility flat rates will be payable until OTC start charging residents from January 2017:
Standard 1-Bedroom houses – N$ 350/month
Standard 2-Bedroom houses – N$ 400/month
Standard 3-Bedroom houses – N$ 440/month
Standard 4-Bedroom houses – N$ 450/month
Staff 3-Bedroom houses – N$ 460/month
Staff 4-Bedroom houses – N$ 480/month
