12 The Granary Case Study Background – The granary is a 200 year old property owned by a private landlord in Consett and lived in by a pensioner in his 70’s on pension credits. The property has had no modernisation and is heated by a coal fire with secondary electric fan heater and hot water is provided by a direct electric cylinder. The EPC for the property is rated at G1 and the current fuel bills are circa £1600 for coal and electricity.

To meet changes in regs for EPC requirements for Private rental properties the Landlord needs to improve the EPC to an ‘E’ rating by 2018 so the installation of an airsource heatpump has made this a cost effective measure.
