1 12 Step Target Program

2 Getting Started… 12 Step Program Details:
Always have 10 targets in the log at a time. Every 2 weeks, send another step out. That’s 2 X’s a month. Once someone meets with you, HIGHLIGHT them off the log. You don’t need to send them anymore pieces. Pick 2 dates every month for the entire year that you are going to send your pieces out. Log the date in the column after you send that person that corresponding piece. DO NOT stop sending the pieces until you either set an appointment or it’s a month after the 12th step was sent. WHACK a target if you get NO response 1 month after the 12th step was sent and replace them with a target that does more business than them. The goal of this program is to get an appointment with a target. Also, to cycle this system properly. Once you get an appointment then you need to add a new person and start them at Step #1 Hold on to these LOGS by the year so you can see how many people you have met with and converted to clients If you work it, you will WIN new clients… guaranteed! #JUSTDOIT **Please note: You can change the verbiage if you wish, just use the same type of communication recommended so you can hit the target at different angles.

Text Message Text message: Hi agent’s name, Hope you are having an amazing day and this text made you smile  I would love to sit down with you at your office for a brief 3 mins if you have time this week or next! Thanks for the opportunity!! I would include a fun picture. Choice 1. Here are some examples, or chose whatever you want.

7 Tools Flyer Step 4. Choose one of our Fabulous Tools Flyers to send them. Make sure it’s compliant in your area. You can add a sticky note that says… We are always thinking of new and better ways to help you GROW  Check this out! - Your name here

8 Personalize Gift & Card
Step 5 Time to send a gift and a card. Get creative here. Stay compliant. But have fun and make it pop. 

9 Weekend Step 6 Happy Saturday!!! I really like this quote and I wanted to share…“Things may come to those who wait, but only the things left by those who hustle”. Abraham Lincoln I believe if you want to grow your business, you must take massive action. Doing the things other people don’t or won’t do sets you apart from your competition. 10 Facebook Here are 3 steps to do: Hi agent name,
Friend them on Facebook if you haven’t already. Comment on their posts. Ask questions on their posts so they have to reply. Send them a Private Message on Facebook saying: Hi agent name, I have a quick question for you. Has Facebook been a “Lead Generation” tool for you in your business? If so, how many transactions have you had as a direct result from your efforts on Facebook? I have incredible ideas to help you max out this social media platform. Can I have 4 minutes of your time to show you how? Hope so! Look forward to hearing from you. -Your name here

11 Title/Escrow Flyer with Shelf Life
Step 8 Choose a Title/Escrow Flyer that agents can use on their listing presentation. Add a sticky note that says: Here is a flyer you can give to potential sellers on your next listing appointment.

12 CALL THEM!!! Pick any tool you offer to talk about!
Step 9 Here is 1 example: YOU:  Hi agent name, this is ___________ with ______ title company how are you today? Realtor: GREAT YOU: Awesome, did I catch you with a minute? Realtor: Yes YOU: Very cool, I’ll take it. Quick question for you. How you heard of LISTING PROMOTER? Realtor:  NO, I haven’t. What is it? YOU:  It is a super cool program to help you get your listings their own website. Sellers LOVE THIS!!! Or better yet you can use this as a tool to plug in for “Potential” listing appointment’s property! The cost is around $30 its worth every penny to show these potential clients you have an edge on maximizing the exposure of this property, want to hear more? Realtor: Yes that sounds great YOU: OK, I am going to send you a flyer and more information about this tool so you can incorporate it in your listing presentation. Realtor: yes send over the details YOU: Will do, hey… do you have any time this week or next so we can have a quick meeting and I can share some other incredible best practices with you?

13 Send another Text message
Step 10 Text: Me again… Checking on you! Saw this great picture, made me laugh! It would be a good one to post on Facebook! Social Media works for business growth, let’s chat about it when you get a minute  Thanks! Your name here. Pick one of these images, or you can pick your own.

14 11th hour letter! Step 11 Dear Agent Name
I know you are busy so I will be really quick. I wanted to drop you a line to remind you if you are looking for a hard working title sales executive to help you grow your business and take care of all of your title needs then I’m your (guy or gal)! I’ve been in business for over ___ years helping successful agents like yourself take their business to the next level with support, networking, training, creative new fresh ideas, marketing tips, handing the transaction from A to Z, problem solving, speedy service and most of all creating a business to business partnership. So what do you say. Is that worth 5 minutes of your time to hear what I can do for you? I have enclosed my business card with my information. I am ready when you are. 15 Personalized card from Hallmark
Step 12 Visit them and HAND DELIVER THE CARD in person at an event, open house, office meeting, training class, or at their office. Making a point to find the potential client and see them belly to belly is the best way to grow this relationship!  Have the card read: Dear__________, I was thinking about you today and wanted to congratulate you personally on all of your success! You are a super star in this business! It’s not easy to do! You’re doing a great job! Sometimes you just need someone to remind you of that  Hope your day is amazing! I’m here always to help! Your name here (insert business card)
