2 How OSEC was developed Conceived and designed by engineers to provide a fast track, Green and efficient flooring & roofing solution To utilise in-house design expertise and steel sections for superior structural performance Market research showed nothing the same Prototype designs provided proof of concept Successful completion of trial show houses and a commercial retail unit have proved it in practice

3 What is OSEC? Off Site Engineered Cassette Modules
Designed by Structural Engineers for each application Modular floor and roof units Have been used in Residential constructions Have been used in Commercial constructions Have been used in Light Industrial constructions

4 How are they made? ‘C’ section galvanised steel joist framework
Welded or Tek screwed Typical finish for floor units is moisture resistant 22mm thick chipboard Additional finishes to required specification can be incorporated to the modules within the factory Sealed and produced to factory controlled conditions and tolerances Loaded onto lorry in the reverse laying sequence for ease of unloading/installing

5 How are they installed? Delivered to site
Modules are then hoisted using removable lifting eyes into the structure by crane, or other appropriate plant Positioned by Installation Team Lined and Levelled Bolted together for structural integrity to meet loading specification Inspected, handed over and signed off

6 Green Benefits Sustainable materials which can be reused/recycled in total – helping embodied carbon reduction for 2019 Modules can be supplied in a range of U values to suit special project requirements Reduced lorry movements to site when compared to Site or Ready Mixed concrete In contrast to ground bearing concrete slabs – No material wastage; less removal of spoil; No A142 mesh; No wash-out debris; No insulation < 5C; No sand/cement screed etc.

Compared to traditional Upper Floor construction: Achieves Element ‘A’ rating for Upper Floors in Green Book Specification Shallower floor build-ups without compromising structural performance, providing design flexibility Longer spans, potentially removing need for load bearing internal walls and foundations Galvanised finish provides superior protection over timber joists for longevity

Instant working platform, allowing follow-on trades to continue as soon as the floor installation is complete Manufactured to factory tolerances in quality controlled conditions (sheltered from the elements) No delays through rain, or temperatures below 5C No insulating covers required during cold weather

10 Technical Compliance Excellent air tightness can be achieved where the modules abut different wall construction methods, by adopting appropriate construction detail For upper floors within dwellings, OSEC modules meet the Class C classification for 40dB when specified to meet clause 5.23 of Approved Document E BCSA to support carbon comparison assessment against traditional construction methods
