Presented by Heran Choi, Real Estate Professional Calendar of Events: LCPS First day of school August 29 Labor Day September 5 First Day of Fall September 22 Columbus Day October 10 LCPS Student Holiday October 10 Dear neighbors, It’s September! Welcome to Fall. The temperature outside certainly hasn’t felt like summer is ever going away but the morning and evening air is getting cooler each day. Real estate sales activity in our community has been active during Spring and Summer. Though we miss wonderful families who moved away, it is exciting to have new families in our community. I hope you find information included in this newsletter informational and helpful. As always, if you, your family or friends have any real estate needs, I am here to help! Sincerely, Heran Choi REAL ESTATE MARKET SUMMARY CMA (Comparative Market Analysis) for Evergreen Reserve is available in a separate file. Please click here to view. RADON TEST: What and Why? Radon is a cancer-causing radioactive gas. You cannot see, smell or taste radon, but it may be a problem in your home. The Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. According to Virginia Radon Risk Map, Ashburn area is predicted to have moderate to high (2 – 4 pCi/L) average indoor radon level. Testing is the only way to know your home's radon levels. There are no immediate symptoms that will alert you to the presence of radon. It typically takes years of exposure before any problems surface. So, do you know your home’s radon level? If you purchased a resale home, you should already know your home’s radon level since radon testing is typically recommended. However, if you purchased a new construction home, as most of us in out community did, radon testing is not required. It is highly recommended that you test your home now for your family’s safety. Testing Kits are available to purchase at local hardware stores or online and testing is easy. If the test result shows moderate or high level, you should look into radon mediation. You may be glad you did! SEPTEMBER MAINTENANCE TASKS: September is a month of transition, when we start to put away your summer gear and prepare for cooler weather. Be sure you do your outdoor tasks before the weather gets too bad and book your professional services like heating system maintenance check or roof/gutter cleaning. Additionally here are some DIY tips to consider as you prepare your home for the cooler weather: Lay mulch for winter frost prep Trim back flowering plants like lavender Prune trees and shrubs near house Repair exterior siding as necessary Prep and clean outdoor fireplace Check for air leaks in attic and basement Clear roof and gutters from leaves Test your smoke alarm and carbon monoxide detector Make sure everyone in the family knows where your fire extinguisher(s) is and inspect to be sure it will work when you need it!
