3. Planning Board Structure
7 Members: 5 In-town, 2 ETJ (Extra Territorial Jurisdiction)
In Town Members and Chair appointed by Mayor and Town Board of Commissioners. ETJ Members appointed by Wake County Board of Commissioners.
Meets Monthly 7 pm on 3rd Monday at Town Hall.
The Planning Board serves as an advisory committee to the Town Board of Commissioners. Responsibilities include review and recommendation on zoning change requests, preliminary subdivision plans, and code text amendments as a typical matter of review. The Planning Board also reviews and makes recommendations to the Town Board of Commissioners on modifications to existing long-range plans and other planning documents related to the growth and development of the Town. As part of the recommendation-making process, the Planning Board also considers recommendations from the Planning Department Staff.

4. Land Development Ordinance (LDO)
In development for almost 3 years, new LDO is effective Dec 30, 2016.
New re-write includes simplified layout, use of tables and graphics, and easily updated format.
Updates to reflect modern construction, design, and planning standards.
Uses and zoning districts were streamlined and now include Traditional, Form-based, and Floating Zoning.

5. 2035 Community Vision Land Use Plan
The 2035 Community Vision Land Use Plan, when completed, will provide the documentation, guidelines, recommendations, and necessary tools for the Town of Fuquay-Varina to implement the plan to manage the growth and development of the Town in a responsible and progressive manner. The Town recognizes that the current Land Use Plan is out of date and a new plan is necessary to address current and future development trends, as well as to manage the physical and fiscal components that form such a plan.

6. Community Transportation Plan
A Community Transportation Plan is a multimodal plan that identifies transportation needs for motorists, bicyclists, pedestrians, transit, and freight. Beyond that, the CTP seeks to establish a desired vision and identifies the incremental steps to achieve it. The Fuquay-Varina Community Transportation Plan will serve as a living document – one that the community can revisit as goals and projects are implemented.

7. Town Planning impacts to Business
Zoning and Use regulations in the LDO are the primary means for the Town to guide and manage commercial growth within our town.
Zoning Districts cluster general types of uses together, for example, Commercial Corridor (CC) along major roads or Research/Light Industrial (RLI) near business parks and existing manufacturing.
Specific uses can be limited by zoning district, for example, a Bar/Nightclub is permitted in a CC Zoning District, requires a special exception to be placed in a RLI Zoning District, and is not permitted at all in O&I (Office and Institutional)
Each use can also have specific regulations, such as setbacks, buffers, parking, and other requirements.

8. How Business can support Town Planning
Knowledge of and feedback for existing regulations – Planning Board and Staff can help to understand and even develop changes requested by property and business owners.
Understand and support the general policies and direction of the Town to create a strong and sustainable community – ideas such as concentrating higher density urban development, mixed use and walkable development, standards for aesthetics in the public realm, connectivity in transportation networks, and high quality land uses that are attractive to citizens, visitors, and new businesses.
Volunteer to serve on Planning Board (or Board of Adjustment)
Provide feedback, surveys, workshops for upcoming LUP and CTP.
