2 AIM OF THE PROJECT :  To Provide LEGALLY APPROVED Sites for the LOW INCOME / ECONOMICALLY Weaker sections of the Society.  Everybody wants to acquire/buy one or two sites (PLOTS) during their lifetime. But the problem is getting the site at reasonable price

3 Because of this reason and also keeping the interest of middle class and lower middle class people in mind Swastik Properties and Developers(R) has designed a Monthly Installment Plan called Residential Site Investment Plan ( RSIP), which can be easily made good by the low income group of people.  Even one goes beyond 50 kms from the heart of Bangalore city, it is very difficult to get the sites at the price of less than Rs.1000/- per sq feet.  Site of 30 feet x 40 feet measurement will cost not less than 12 lakhs rupees. 10 Third Layout we developed was in Bangalore in 2013 - 14 at Doddaballapur Road, Near Leelavathi Estate, Nelamangala.  Name of the Layout is MARUTHI ENCLAVE.  Area of Extent 2 Acres.  Sites Formed 38  Sold Out Within 6 Months  Total Turn Over was around Rupees 3.50 Crores Third Layout we Developed was in Bangalore in 2013 - 14 at Doddaballapur Road, Near Leelavathi Estate, Nelamangala. 11 Fourth Layout we developed is in Bangalore in 2015 - 16 at Doddaballapur Road, Byrashettahally, Nelamangala.Taluk,  Name of the Layout is SWASTIK PARK RESIDENCY.  Area of Extent 4 Acres.  Sites Formed 76 ( Total 93500 Square Feet)  Sales Under Progress,  Total Turn Over is around Rupees 10 Crores Which are the Layouts Developed & Marketed by SWASTIK PROPERTIES & DEVELOPERS ®

12 What is the Cost of the site developed under RSIP Plan:  30 X 40 size site costs around Rs. 5 Lakhs.  Plus or minus 10% margin will be there because of safety measure due to the increase in the cost of the land and other incidental charges.  Sites developed by our company will be DC converted sites or DTCP Approved or approved by any Government authority nearby to the layout.

13 Who are the Customers : This is a UNIQUE CONCEPT targeted for Lower Income Group / General Public. 1.Swastik Properties and Developers has appointed fleet of Strong 500 Marketing Executives for this purpose. These executives will go to the door of the people and convince them to enroll in the RSIP Plan. These executives will be rewarded with the suitable incentives. 2.Excess sites developed by the company will be sold directly in the open Market to the prospective buyers.

14 What is the time Span for monthly installments for customers? Period of EMI is 48 months.

15 When the member will pay the balance amount of the site cost?  If a member pays Rs. 5000/- per month his total payment in 48 months is just Rs. 2,40,000/- only. Site cost is Rs. 5,00,000/-.  Balance amount of Rs. 2,60,000/- will be paid by the party before registration ( within 3 months after 48 months).  If necessary, loan facility will also be arranged by the company through some financial institutions for the buyers.

16 When this Plan will be Launched?  This Project is already kicked off  The RSIP plan is already Launched in the Month of January 2016 only  We have already collected around 850 memberships to this plan.

17 Our Goals & objectives : We want to complete the following processes by JUNE 2016, 1.Buying of required land in all the four places 2.Complete the formality of conversion by the government authority 3.Prepare to go for the approval of layout from the government sanctioning authority of the local area.

18 WHY INVESTMENT IS REQUIRED? Investment is required to buy the land in the initial stages. For Development of layout, funds will be generated / invested by us.

19 Our Financial plan is as follows : Expenditure Part : Our plan is to develop minimum of 6000 sites (at least 1500 sites in each place). It requires around 300 Acres of Land.

21 Which are the places we are planning to develop the Layouts? A)Near to Tumkur city which is being planned for SMART CITY. Our Layout will be named SWASTIK SMART CITY. C)Near Hosakote town (Near to Neo Bangalore City) called SWASTIK NEO CITY D) Near Ramanagar town called SWASTIK HERITAGE CITY

22 What is the extent of Land you are planning to buy for each Layout?  We are Planning to develop the Layout to the extent of 75 Acres in each place  one Acre means 43560 sq feet of Land or equal to 40 cents/ Guntas

23 What is the Amount of Investment required? I am looking for the finance of Rupees EIGHTY FIVE CRORES ( 85 Crores = 850 Million Rupees) Which is equal to US $13 Million Investment required is equal to 47% of the Project cost

24 What is the period of Investment for Investor? Period of Investment is 54 months Our RSIP Plan is for 48 Months. Extra margin of 6 months is taken to complete the sites Registration formalities.

25 What is the returns paid on Investment? Will be paid as per the norms of the Investor

26 How can we assure you the Returns in time for Investor?  We have already launched the RSIP members enrollment and we are in the process of accruing the required number of members.  Only thing is we have to buy the Land to start the process of Conversion from the competent authority and approving of the plan.  By the time we complete this process we have the strategy to collect the required number of buyers through our Field force.  Collection of memberships will be fast when we start the buying of Land. When the project is in place and the buyers are there with us, it will not be a problem to pay back the returns.

27 Who are your Competitors? We have already enrolled 850 Members (BUYERS) under this plan. By the time we complete this project we will be having required number of buyers under this plan. Therefore COMPETITORS are not a problem for us.

28 Team  Mr. Aswathaiah KM Managing Partner of the firm aged 56 years, worked for Indian Railways till 1990.  In the year 1990 he had left Indian Railways Joined the Leading Financial institution in India called M/s Peerless General Finance & Investment company Ltd, as a TEAM LEADER. At that time, he was managing more than 1000 active field executives and given crores of business every month till 1997.  In the year 1997, he had decided to form a company of his own in the name of M/s SWASTIK HEALTH & SOCIAL SERVICES(Regd).

29 Team  It had grown by without any leaps and bounds in doing the business. In the year 2003 it was converted in to Swastik General & Health care services (Pvt) Ltd, It had 5 branches within Karnataka i.e, at Bangalore, Hubli, Bellary, Mangalore & Mysore.  We were tied up with UNITED INDIA INSURANCE CO. LTD, for Insurance purpose. We had 2 specially designed policies especially for our members in the name of SWASTIK ACCIDENT CARE and SWASTIK HEALTH CARE.  We were tied up with 160 Major hospitals through out Karnataka for treatment of members in case of Accidents. At that time we had around 55,000 field executives & more than 5 lakh customers. We use to settle the insurance claims directly to the hospitals and then we use to claim from the Insurance company.

30 Strong Team of Field Workers: Swastik Properties & Developers (R) are well experienced in the administration, has got well experienced staffs and also Field executive base of around 500 people who are well trained. Details of the Field force is as follows,  MARKETING EXECUTIVES - 375 Members,  MARKETING SUPERVISORS - 105 Members  MARKETING MANAGERS -20 Members Because of all this basic infrastructure, we are confident of achieving the Goal and aiming to complete the project in time

31 Through RSIP Plan what problem of the society our company is going to address?  Our main aim is to provide a site for the LOW INCOME Group of people in the Society.  This section of the Society has already decided that they cannot own a site in their life time.  OUR MAIN AIM IS TO CREATE AN AMBITION IN THEM and also to PROVIDE THEM A SITE.
