2 Heatherman Homes LLC is a local military family owned Real Estate and Property Management company. Frances Heatherman is the Principal Broker and has been managing rental property and real estate sales for 25 years. Frances Heatherman started in Real Estate in Australia in 1992 with her family's real estate business, managing property management and administration. She moved to the USA in 2000 where she started a solid career in real estate sales and opened her first real estate brokerage firm in Jacksonville, North Carolina, which still exists today under new ownership. In 2006 military orders took the Heatherman Family to Stafford, Virginia, where we established permanent roots and opened Heatherman Homes LLC. Frances has been strong in our market area and amongst many other awards and industry recognition was ranked by the Wall Street Journal in the Top 100 Agents in America. We are now a complete family business since 2015 when Brendan retired from the Marine Corps. We do not outsource and as owners of rental properties ourselves, we understand the stress and importance of keeping investments safe and productive. We agree that it is critically important to have a qualified and responsible tenant who will keep the property in good condition and make rental payments regularly and on time. 6 Due to the absolute importance of finding quality tenants, we do our entire tenant screening in-house. QUESTIONS….. What happens if we have a difficult tenant, despite all of the efforts made to put in the perfect tenant? Will a back- ground check and credit report guarantee a good tenant? Do I decide which tenants to approve? What would you consider to be a good prospective tenant? Can I deny a tenant because of pets? What is the pet policy? 7 The Lease… As a Homeowner, in most cases you may choose between a Common Law Lease or a Virginia Residential Landlord and Tenant Act Lease (VRLTA). We typically use the VRLTA lease and also include additional lease terms that we feel will provide the best protections for your home and investment. The added terms pertain to: Properties must be professionally cleaned by the tenant upon vacating No smoking Allowing access without obstruction upon providing a notice to vacate or non-renewal of the lease Requiring 60 days notice to vacate (SCRA applies to military tenants). Refundable pet deposits (if approved by owner) to incentivize tenants upon move out. 8 Once a tenant is approved… When a tenant moves out… Collect all deposits and put into our Escrow Account. Prepare and execute proper and legal rental agreements Conduct move-in inspection prior to possession (w/photos) Coordinate moving in the tenant, distr keys, in- brief, convert utilities, coord w/HOA, passes. Review lease in-depth with the tenant to ensure they know their responsibilities. Conduct a move-out inspection with the tenant and communicate results to owner. Coordinate re-key of locks if necessary. Coordinate any cleaning or maintenance required. Evaluate and disperse refunds of deposits due to tenant. Landlords paid by the 10th of each month. Accounts Payable Service We offer several accounts payable options as part of our complete management services – we can track and pay for you the following: Ongoing property expenses when needed, property taxes, property insurance, owner paid utility bills, all maintenance expenses, and other bills related to your property at your request, from your rent funds. Full Accounting Statements We can provide the owner s with the following information: Monthly income and expense statements, year-to- date income and expense statements, detailed year end statements for tax preparation, 1099. Convenience Tenants have the option to pay rent ONLINE We accept online checks, debit cards, credit cards, and ACH payments. Landlords also have the option to pay invoices online any time additional funds are needed for pre- authorization repairs or expenses.
