The Project Management Plan A Project Management Plan will be used to guide the project. The plan will be a tool to assist the team in effectively delivering the project on time, on budget, with all quality objectives met to the satisfaction of the Owners. A draft PM Plan exists, it will act as a baseline for planning. 14

Create The PM Process and Capacity All stakeholders will have input in creating the process that provides every member the right information, at the right time, in the right format permitting them to fully achieve their responsibilities. The process must be simple, agile, adaptable, and efficient. It will not be unnecessarily bureaucratic. The PM process will be required to facilitate achievement of the Developers business goals. The process is proven in the construction industry, is flexible, with relatively low overhead. 15

Tender CCA 5 Construction Management contracts will focus on a construction management type of project delivery. The construction management team will utilize the CCA 5 documents, drawings, specifications, and other documents as necessary to create complete tender document sets. The tender packages will be directed to select contractors for bid, or posted for bid from a list of pre-qualified contractors. 16

Construction Budget Please refer to the cash flow projections in your package titled: JIRS Resort Fcst Aman Apr 2010 (2) JIRS Resort Fcst Marina Oct 2010 (1) Setai Budget Fcst 100 villas and 100 five acre lots With maturity of the design and engineering it is expected that a reduction of the contingency will occur. Note two layers of contingencies have been allocated to budget. 18

Construction Schedule Please refer to the schedule in your package titled: JIRS Project Gantt Chart 2014 These schedule assumptions are expected to increase in accuracy with the maturity of the design, engineering, and project planning. 19
