1 Maintenance Performance Measures Management needs information of maintenance performance for planning and controlling the maintenance process. The information needs to focus on the effectiveness and efficiency of the maintenance process, its activities, organization, cooperation and coordination with other units of the organization. Maintenance Performance Measurement (MPM) is the multidisciplinary process of measuring and justifying the value created by maintenance investment, and taking care of the organization’s stockholder’s requirements viewed strategically from the overall business perspective. 2 Maintenance Performance Measures Maintenance productivity aims at minimizing the maintenance cost dealing with the measurement of overall maintenance results/performance and maximizing the overall maintenance performance Some of the important measures of maintenance productivity are: Total cost of maintenance/total production cost;  A (availability)  Mean time to repair (MTTR)  Mean time between failure (MTBF)  Overall Equipment Effectiveness (OEE) Maintenance Performance OEE Example Industrial Engineering

3 Maintenance Performance Measures  (OEE) is a way to monitor and improve the efficiency of your manufacturing process.  OEE has become an accepted management tool to measure and evaluate plant floor productivity.  OEE is broken down into three measuring metrics of Availability, Performance, and Quality. OEE = Availability x Performance x Quality Maintenance Performance OEE Example Industrial Engineering

4 Maintenance Performance Measures Availability = Run Time / Total Time = Operating Time / Planned Production Time Percentage of the actual amount of production time the machine is running to the production time the machine is available. The total run time of the machine subtracting all unplanned downtime Scheduled maintenance, planned downtime events, or equipment trials are not considered to be part of the time that machines are available for production Maintenance Performance OEE Example Industrial Engineering

5 Maintenance Performance Measures Performance = Total Count / Target Count = Ideal Cycle Time / Operating Time = Ideal Cycle Time / (Operating Time / Total Pieces) =(Total Pieces / Operating Time)/Ideal Run time Percentage of total parts produced on the machine to the production rate of machine.
