Northern Ireland Accommodation Statistics January – November was an excellent year for serviced accommodation establishments in Northern Ireland (NI). While the year to date (Jan- Nov 2013) figures for hotels haven’t been able to match those achieved during Jan-Nov 2012, figures are still well above those recorded for the first eleven months of Overall Jan-Nov 2013 hotel room and bed-space occupancy experienced declines of 1 and 2 percentage points respectively compared with the same period in 2012 Hotel capacity increased during this period. At the end of November 2013 there were 138 hotels operating with 7,893 rooms and 17,661 bed-spaces, an increase of 3% on rooms and 3% on bed-spaces available compared with the end of November 2012 Increases in capacity can cause declines in occupancy. While room and bed sales are still performing relatively well (see below), the increase in hotel capacity means that there are more rooms/bed-spaces to fill and, based on the reported declines in occupancy, supply is at least in the short term growing at a slightly faster rate than demand The number of rooms sold in hotels during Jan-Nov 2013 increased by 1%, while bed-spaces sold recorded a decrease of 2%. There were slightly more visitors to hotels during this period however they stayed fewer nights 2012 was a very good year for NI serviced accommodation. When Jan-Nov 2013 figures are compared with the same period in 2011 (rather than 2012) strong growth is evident. The steepest declines in hotel occupancy during Jan-Nov 2013 were evident for the South West. The hosting of the G8 Summit in Fermanagh was not enough to counteract the declines experienced during the other months of the year. Belfast & Castlereagh suffered the next largest decline in occupancy The North West saw the highest increases in occupancy rates, likely benefitting from the UK City of Culture During Jan-Nov 2013 hotels classified as 4 star experienced a 3 percentage point increase in room occupancy while bed-space occupancy recorded a decline of 1 percentage point compared with Jan-Nov 2012, possibly indicating increases in single occupancy rooms favoured by business visitors. 3 star hotels experienced a 2 percentage point increase in room occupancy and a 4 percentage point increase in bed- space occupancy, suggesting more multiple occupancy of rooms All hotels, with the exception of those priced in £60+ category reported increases in room occupancy Hotels with less than 25 rooms and those with rooms both reported a 1 percentage point increase in room occupancy, while those in the and 100+ category reported declines for room occupancy Hotel rooms and bed-spaces sold during Jan-Nov 2012 accounted for 94% of all rooms and 93% of bed- spaces sold for this sector during Jan-Dec 2012 Hotel Performance by region, classification, size and price Guesthouses, Guest Accommodation and B&Bs Jan-Nov 2013 room and bed-space occupancy for guesthouses, guest accommodation and B&Bs were down slightly on Jan-Nov 2012 At the end of November 2013 there were 709 guesthouses, guest accommodation and B&B establishments (excluding campus) operating with 3,045 rooms and 6,948 bed-spaces available, representing a 1% increase on both rooms and bed-spaces available compared with the end of November 2012 Rooms sold in guesthouses, guest accommodation and B&Bs decreased by 1% during Jan-Nov 2013 compared to the same period in 2012, while bed-spaces sold declined by 2%. Performance by region and price The sample size for Belfast & Castlereagh was too small to provide a reliable estimate for room and bed- space occupancy for guest houses, guest accommodation and B&Bs, however, all other regions were reported on Those in the North West experienced the largest increase in room occupancy (+5 percentage points, as with hotels, likely benefitting from the UK City of Culture) During Jan-Nov 2013 guesthouses, guest accommodation and B&Bs priced £30+ and those priced £20- £29.99 experienced decreases of 2 and 1 percentage points respectively in room occupancy. The sample size for those priced less than £20 was too small to provide a reliable estimate Rooms and bed-spaces sold in guesthouses, guest accommodation and B&Bs during Jan-Oct 2012 accounted for 93% of rooms and 93% all bed-spaces sold for this sector during Jan-Dec 2012 Competitor benchmarking – room occupancy (Jan-Oct 2013*) NI experienced a decline of 1 percentage point in hotel room occupancy during Jan-Oct 2013 with ROI and English hotels showing increases of 1 and 3 percentage points respectively With regard to guest accommodation, guest houses and B&Bs during Jan-Oct 2013, NI’s room occupancy decreased by 1 percentage point compared with Jan-Oct 2012 with B&Bs in England reporting no change.
